I am planning to build a home in one of the land located near Pacific highway in Hornsby. I know it is little challenging because of two factors. One is that land is located within Hornsby Council which has more restrictions. Second, it is located near Pacific HWY which has traffic/material handling issues... ie. House cost goes high. I discussed with few builders before selecting the land and got initial quote from them. Then I reduced number of builders to 2 considering reputation and price. My plan is to build a single story house (My budget is limited. I need something short and sweet). After paying 0.25% of land value as a deposit I had to pay for Tender cost (Normally $ 1,000) to builder. Tender is a in-detail quote after doing site survey by Builder/Third party. In this case I had two options. Pay the tender cost to both builders and get Tenders from both of them. But I have to pay $1,000 for each Builder. I paid (10th Nov 2012) only for Clarendon in this case guessing Clarendon may be better choice over the other. SHOULD I PAY FOR BOTH OF THEM TO GET IN DETAIL QUOTE FROM BOTH OF THEM BEFORE SELECTING THE BUILDER? your advises are most welcome? Cheers. Which layout suits your needs best? Did you sit with them and go over the inclusions, does it meet your needs... Are you satisfied with their quality of work? Actually, if you have already paid a deposit with Clarendon, take this receipt to the other builder and have them reduce their tender cost because you have already paid elsewhere. After I had to dump Masterton as my builder I approached Wisdom and they gave me a 50% discount for a tender. I have learned that it is best to pay for at least 2 tenders and compare them. I paid for another one with Clarendon a week after Wisdom and Clarendon won on price and speed. I got my Clarendon tender back in 2 weeks however Wisdom took 6 weeks and by this time I had already chosen Clarendon. Wisdom refunded me in full as they took longer than the advised time limit. Also Wisdom's price guarantee is a big fake also. They chose not to match my previous price with Masterton for a single story and actually their base price came in at $10k more than my Clarendon double storey base price and my husband and I were shocked. I highly reccommend Clarendon homes. I think you have already made the right decision there. Which home have you chosen?
