I think that you are designing it for 2 couples and maybe some grown up children as well? Or just share accommodation? The reason I ask about location is because of the location of windows on the building and living areas. If it were to be built below the "26th parallel" or in the more temperate zones of Australia, I would suggest a bit of rejigging. If it was to be build in Perth (or there abouts) I'd strongly suggest changing the locations of the balconies, living areas and windows. Basically, I'd put most of my living spaces and exposed outdoor areas on the north side of the building. This is a fairly common suggestion in Perth as this makes use of the winter sunshine to warm your home, and you are not having the full sun of the afternoons coming through your western windows. That would be my main suggestion at this point. Unless you specifically need two master suites ie, one upstairs and one downstairs I would try and reconfigure the downstairs WIR/ensuite so that it could also be utilised as a powder room as well, and then use the powder room/under stairs space as a WIP. Every house deserves one Re: What do you think of this plan? 9Jan 06, 2012 11:15 am Unless you are building for a particular family situation, I would either have the master bedroom downstairs or upstairs - not both. I think 4 toilets is over kill for a house this size. If you keep the master suite downstairs, then just have 3 bedrooms upstairs with one toilet,one bathroom between them. Alternatively have the master bedroom upstairs as is and then the downstairs bedroom as a study/guest bedroom - without the ensuite/WIR. Use some of that space for a BIR and re gain some to the liveing area. Even if you re jig somehow so there is a shower downstairs too - perhaps make powder be a toilet, vanity, shower room. Or make current downstairs ensuite be a 2 way bathroom so access from guest room and hallway - and then current powder room be a WIL? Also agree with a WIP or WIL under the stairs.
