As for the narrow blocks, the house we were looking at was also a narrow street, I think it may be more trouble then its worth in the long run....we may just keep looking for something more suitable for our needs. Yup I have lived in Willy for 20 odd years too - beautiful suburb. We really like Newport too and its just that bit cheaper which helps The problem with the current houses for sales is that none really suit our needs or tastes - we want a modern 4bdrm + study + rumpus + living/dining/kitchen, double story and some yard. Almost impossible to find in eith suburd for under $1million, the ones that are available are old renovated weatherboards not really to our taste. I like the idea of building and picking my own bits and pieces and I'm hoping I can get the complete job done for under 850k instead of the odd million I am suppposed to fork out for a similar established home... Putting $50k for demolition and site cost sounds about right. You'll be looking at about $10-12k for demolition and site costs depend on your land contour, if it's pretty flat then $35 - 40K is likely to be enough. Mrs B I'm going to go into the realm of speculation here about spec vs custom built...so stay with me. I previously mentioned that my brother was building in Macleod - an established suburb - with a spec home builder not M. The project is a complete schmozle (260k block, knock down house, build 400k+ house) ...one of the excuses was that "we don't know the subbies in the area". The argument being that in recognised development area like say, Tarneit, Point Cook, Pakenham plenty of work and the crappy subbies have been sorted out (er..doubtful). Also the supervisor was going from a "nearby" estate which was Laurimar (15 -20km up the road) to Macleod for inspections so he was never there. Keeping in mind that I'd built with the same builder seven odd years ago and was happy at the end of the day. I like Mrs B's idea of custom built in established areas like Newport because the supervisor may not be spread as thin and you may get a better pick on tradies. Having said this check out Keogh Homes, they are a Melb western suburbs builder would probably go to Newport, we had a chat with them, when we were thinking of building, and they seemed to produce an excellent quality houses to your spec and design without seeming to loading the price for "custom built". They don't do lots of houses...and have there own subbies or subbies that they say (emphasis on they say) they have used for years. We ended up not building with them but bought an established home that they had built eight years ago...the reason we bought the house was that it had a unique floorplan which suited the way we use the house to a T and was on a 1/4 acre with a blank canvas backyard.
