It depends. to actually fit two cars in you'd need minimum ~5m, but no-one would want to live there OR would just assume it's a single As for bedrooms, you could go as small as you like, just look up standard bed sizes and make sure it's bigger than that. You then have kitchen, dining etc... There are really no strict minimums excepting ceiling height for habital rooms but you have to be realistic as to what someone would/could live in.
