Browse Forums Building A New House Re: First timers building in Whiteman Edge 21May 16, 2012 8:00 pm I meant in costs of modifications to the plans I don't want to ripped off for particular upgrades, if one of the companies is far more cheaper and they're taking the mickey. My wife rang Commodore Homes and it seems they're trying to crack down on the rudeness it seems, everyone is now being overlly nice since we made the complaint (which is great). Apparently it's gonna take 4 weeks to do the pre start. Because they need to organise surveys. However we can submit the changes to the house that we would like to make before then. In stage 2A.We went for a drive yesterday and it's looking good. We manage to take drive to our block and apparently titles is due sometime late this week or early next week. Yes have been tossing around to choose our builder...at the very first we started with Celebrations Homes...but they were a little bit limited to make changes to the plan. We wanted someone more flexible to help us draw our dream homes...Finally one day we walk into a Gemmill Homes display, and met with a rep there...we was very friendly and has got attention to details. We choose a home with them called the "Baton Rouge" and he also also made the changes that we wanted.. example, bigger pantry, extend garage and patio etc. We sign the preleminary agreement and now waiting for the contract.. We went to the sales office yesterday and they siad that title is due sometime is week for stage 2A. Its all slowly coming together and can't wait now. Have you changed the evaporated air con to reverse cycle ducted air conditioner? Yeah I can't wait either ours still in the process of being settled the bank stuffed up and valuated the wrong block not ours and there was some sort of error so we're still waiting for settlement to proceed. Re: First timers building in Whiteman Edge 26May 21, 2012 11:07 pm No the Baton Rouge was not on the promotion at the time we did it....but the version we've got is very nice will post the plan soon...the final one is getting drawn at the moment. We haven't taken the option for air-conditioning as my hubby Nick has got his own Air Conditioning and Refrigeration Company so he will be doing ours......... and definitely putting an Inverter Ducted Cycle Air Conditioning with multiple zone control. We currently living in our smaller house that we plan to rent out while we live in this one once it is built and then in a few years sell them both and build our ideal home. Re: First timers building in Whiteman Edge 29May 30, 2012 9:35 pm Requested changes be made to my plan sent it in Monday and recieved the drawing today for it. Dunno the costs yet as it is still to be estimated. However wanted to upgrade the 1.5KW solar panels to a 4.3KW solar panel system. Then was told that we never had one despite the salesman saying we did as it was a key buying point for us (his left the company now). The lady we're dealing with now seems nice and said we will be discounted on our changes because of this. They're gonna price a 4.3KW install but I think we might cancel this as it will probabley be much more cheaper to go direct with a solar panel company. They also didn't want to flip/mirror our plans because they think that would effect to solar panels and shire regulation from how I see it the garage is north and it would be easier for them to run the cables directly up on that side of the house. Yet I don't see this as a major issue of the garage was south and they ran it to the north side of the roof anyway? I am little more happy though as they're making an effort to communicate with us and trying to correct things in a way (pending the pricing we get back from the modificatins of course) Re: First timers building in Whiteman Edge 30May 30, 2012 11:24 pm Hey Enelya Thanks!! We are really happy with our final plans.. I just hope that the garage dosent look tooooo big!! So it's been a big week... TITLES FINALLY ISSUED!!! . I could not contain my excitement!! Settlement has been booked for the 19th of June, so now I'm just stressing that everything is going to run smoothly through to settlement... Cannot wait to get started on the building!! I need to see some action, I'm tired of looking at paper! We went to the block after settlement yesterday and had our first drink there haha!! How's everything going for you guys? I noticed soil has been moved on each side of the block lol. We got the cost back from our modifications to the plan changes $26k in extras. But yeah they now reckon we gotta wait 4-5 weeks for a pre-start meeting which I think seems to be a bit unusual. Whats the next step for you guys is it the slab going down? At least we know they have been to our blocks and started something!! 26k... Woah! Were u guys expecting that? Are u going to go ahead with all of those changes? Next step for us is to for the builder to get building approvals from Stockland and the shire... So hopefully not too long before slab goes down, I'm thinking within the month... Or maybe that is wishful thinking.....! Re: First timers building in Whiteman Edge 36Jun 17, 2012 9:49 am well it's only 9k in actually house mods extended the house out by 1.2 metres, extended the WIR, put in a feature wall in activity room, sunk the theatre room and recessed the ceiling and made the vanity cabinent in the ensuite longer. The other money was for solar panels on the roof for a 4.3KW system. Plus we have left 5k for prestart mods such as extra power points, conduits, smart home technology, gonna move the gas point from the dining room to Alfresco. Overall we were pretty happy with the costs, as when I looked at each cost individually I thought they were gonna be much higher Re: First timers building in Whiteman Edge 37Jun 27, 2012 1:05 am Hi future neighbours!!! At the moment I'm due for my prestart meeting this week! All the decisions that need to be made seem overwhelming for a firsttimer, but at the same time it is very exciting. Can't wait for things to start!
