Re: Bafto Homes Custom Build - Tiles arrived 84Sep 04, 2012 10:36 pm Hey mate, how are you? long time no see! I'm Bo.
thanks for your advice and I choosed Bafto as my builder as well. They have finished the drawing and now I am waiting for their pricing. Could you tell me how's their price working? can they give us some "Bonus" like free upgrade or something like that? By the way, I like your tiles in the bathroom, how did you get it? was it from Bafto or somewhere else? Did Bafto also did the driveway? what's the price? Sorry I got so many questions...THANK YOU!!! you can either PM me or just reply me here. Did you choose based on my previous advice or you just find Bafto homes? Basically he gave me a fixed price and that included various things, panel lift garage door, stackstone pillars, basic light fittings, basic carpet. Then I had a variation list of options such as caesarstone benchtops, if I ticked that box then I added 2K to the base price, et cetera. I did not get "bonus" upgrades, but everything seemed to have a reasonable price on it. Some things I did not opt in because I thought it was a little expensive. In retrospect the price was reasonable, but I was willing to bargain hunt for things like carpet (end of roll stock . bobotoday307 By the way, I like your tiles in the bathroom, how did you get it? was it from Bafto or somewhere else? I opted out tiles, then asked Bafto to do a variation to up them back in. Finding a good tiler & tiles was harder than I expected. The tile shop was in Dandenong, and there were delays with the feature/border tiles I chose but otherwise it was ok. This was one of Bafto homes standard suppliers. Bafto Homes organised the driveway, I just chose the colour. The price was included in the overall build so I cannot tell you how much it cost as such. Re: Bafto Homes Custom Build - Tiles arrived 87Sep 06, 2012 12:02 am I have never heard of bafto homes until you told me Thanks mate! That's really helpful! About the tiles, Bafto told me he will give me some "allowance" just in case I am not satisfied with their standard tiles. For example, if the standard tile is $10/m2, and I wanna some better tiles which will cost $15/m2, I will need to pay the $5 extra for the difference. Is this the same in your case? Same for my case, I did go over the original allowances, I cannot recall how much over Re: Bafto Homes Custom Build - Tiles arrived 89Sep 06, 2012 7:58 am huuthanh theanonyuser, I wonder how you worded the building inspection special clause in the building contract. I use the HIA standard contract. How about you? Thanks I did not add anything special to my contract, the inspector previously advised part 2 section 19 of the Domestic Building Contracts Act 1995. Quoting the act, http://www.legislation.vic.gov.au/domin ... 91a061.pdf : " 19. Access to building site (1) A builder must permit the building owner (or a person authorised by the building owner) to have reasonable access to the building site and to view any part of the building works. Penalty: 20 penalty units. (2) A person who is exercising a right of access granted under sub-section (1) must not interfere with the carrying out of the building works. (3) A builder is not liable for any costs or delays— (a) that result from any failure by a person to comply with sub-section (2); and (b) that the builder notifies the building owner of in writing within 5 business days of the failure to comply occurring. " From what I understand its a standard requirement to be able to do independent inspections, but perhaps query your inspector once you choose one? Before you sign the contract ? Re: Bafto Homes Custom Build - Tiles arrived 91Sep 06, 2012 10:50 am Ooooh those pillars will look awesome when they are done. love stacked stone! (the oh hates it). Having the feature mosaics in your bathrooms sitting onto the tiles as a border looks fabulous. Something you dont see every day. Re: Bafto Homes Custom Build - Tiles arrived 92Sep 06, 2012 12:12 pm huuthanh I think about adding a clause ensuring the builder to fix all inspector's report issues before making progress payments to the builder. How this clause should be worded? I'm not a lawyer, so I cannot help Maybe double-check with the independent inspector you intend to use and see if they can help? Although if your working with contract and want to add a legal clause in, the only person qualified to do this is a lawyer. I believe in my contract only the *final* payment may be withheld for fixing defects, no others. I haven't had any issues so far with getting defects fixed though Re: Bafto Homes Custom Build - Tiles arrived 93Sep 06, 2012 9:41 pm The builder has clarified that the various "defects" I've found is mostly unfinished work. The marks in the garage are where something was moved from to make it look more neat. The external paint needs another coat. The lock that has rusted was most likely effected by the acid washing and will need replacement. Things are progressing slowly, hopefully finished in the next two to three weeks. I know nothing about the contract stuff...Do I need a solicitor to read through the contract? Did you find any hidden cost after you signed the contract? I hope the price would be fixed throughout the construction period.... what is the inspector for? to check the builder's work? how much does an inspector cost? Do you recommend me to hire an inspector as well? Got too many questions for you mate, sorry to disturb you! Thank you!!! Do you recommend me to hire an inspector as well? Got too many questions for you mate, sorry to disturb you! Thank you!!! No problem. Ideally you should get someone with a legal background to read through your contract, I read through my own and questioned the parts I did not understand. The builder explained why they were there, in my opinion the legal advice would get very expensive, although if you do sign a contract with something incorrect in there it could be costly. The price is fixed throughout the construction period, I have had no variations in price, Bafto went out of the way to *absorb* changes in the price. I did create many variations which obviously cost money, but that was changes to the plan I believe there is some kind of inspection of the various stages. An indepdendent inspector is an inspector who works for you and sends you a report of defects they found. I'd strongly recommend having one, although they are expensive. There is one building inspector which posts on these forums and you can see examples of things they find during the builds they inspect. I planned to have 3 stages of inspection at $500/stage. But ended up with 2. The inspector picked up things I did not know about, I put some information about the report on this thread somewhere Re: Bafto Homes Custom Build - Tiles arrived 97Sep 12, 2012 12:16 am Thank you again! I am really appreciate your help! Seems like choosing Bafto as my builder is not a bad choice! Do you mind PM me your inspector's contact details? I know one inspection company called "Jim's inspection". But my wife's friend said they charge more than $800/stage.. Cheers! Re: Bafto Homes Custom Build - 1 week away from handover 100Sep 16, 2012 9:13 am Unfortunately I couldn't get my photos this week However the handover inspection is on Friday 21st September. There is still a few things to be done, I do suspect they will only do some things after the list of defects will come from the handover inspection, but I will find out soon.
