We went down the renos path to then find that the cost was much more that we intended to spend, not to mention more than made sense to spend on our post war home. We are know about to embark on KDRB. We have chosen our home designer and builder. We will have our design meeting next week sometime to get the design underway. It's getting exciting, but also we realise there is alot of planning coordination, work ahead. was interested in those who left comments about the difficulty with the knock down particularly with electricity. Like to hear some more on this. I actually stumbled across a house remove website and had them out to see if this was a viable option. while this is normally an option for a timber clad home ( ours is brik veneer) he said the fact that our internals are reno'd , newish kitchen , air cond etc ( why are we KD I hear ppl ask!!) then it may be viable. We had the contractor who does the removal come out today to inspect and he says its doable, so we might save some on demo and then make some on the sale of our place for relocation. Not getting to positive about this, so if it comes off will be a bonus, not something we expect. We purchased the property with the intention of doing this so never lived in it plus it was far from livable. We have just had the house demolished approx 2 months ago and now waiting as our plans are currently with council. This has been a LONG time coming. We bought our place in '06 with a five year plan in mind. We've been working with an architect and dealing with council since March last year (I think). Most recently we have decided to go owner builder and right now we are jumping through hoops for the bank. One thing I have discovered is that you can't rush this process. Everything you do is dependant upon something else already being done, it's just one foot in front of the other. Patience really is a virtue. In the mean time we continue to live in our dump. Dump by name and nature! We prettied it up somewhat when we moved in, knowing it would be for some time. They say you can't polish a turd, but I can tell you we gave it a darn good try! Mostly it's liveable, but my 'caravan kitchen' is the thing that gets me down the most. We have no drawers, and only one cupboard for pots/pans/plastic containers, the contents of which come out to greet me every time I open it. My better half (it's true) reminds me that people in Africa live in one room, on dirt floors... This makes me feel so much better! NOT. Anyway, was not meant to be a whinge fest. I shall have a hunt around some of your blogs and say hi. One problem though, I'm on Tapatalk and signatures don't display . Re: knock downs and re-builds 25Feb 05, 2012 11:03 am We advertised our house (the building) in trading post/gumtree free to anyone prepared to remove it from the block. It did end up being cut in half and trucked away, which saved us $6000 + in demo costs. Getting the Co. who said they would take it to take it, turned into a marathon, July - December but did eventually get done. Possibly could have sold it but was not interested in the price negotiation stuff. We engaged the house removal (gah.com.au) company in March 11 and the house was gone by August - we were lucky that the first people that inspected loved it and bought it. Overall I made around 2K profit, this included the rest of the block cleared, services removed and power pit installed. So overall it was about a 14 - 20K turnaround.... very handy if you can do this. As much as we enjoyed the process I know just how hard it is every step of the way !! We chose to go with a custom builder after many quotes, we where just happier with the quality of work and the price was actually cheaper if you added in variations etc ! I was on site as many days as I could have been and learnt as much as I could - hubby and I are planning to buy build and sell a fair few homes in the coming months and this being our first I really wanted to learn as much as I could ! Our builder was great - cant talk highly enough of him, and was so much help along the way - it pays to have someone who knows exactly what they are talking about lol ! I would be more then happy to help and offer advice on any questions you may have !! I will post up some photos of different stages of our home soon - I am so excited about it - everythings new and shiney and we love it so muchhhh ! So worth it !! We arranged the demolition ourselves then the builder took over. The whole process has been relatively easy due to a wonderful builder. I could not bear to watch the old house come down and was sad for a week or two. If I can offer any advice it would be to get lots of quotes for the demolition as they can vary to the extreme. Ours in Brisbane went from $9,500 to $25,000. Needless to say the cheaper ones were from unlicensed cowboys and the dearer ones were ridiculous. Check they are registered to do the demo and that they have asbestos accreditation. We found an excellent firm in the end and did not pay top dollar for it. We had asbestos due to the age of the house. Good luck with yours and hope it goes as smoothly as ours has. That is a huge price range, ours cost $11k, was happy with the job, the builder hasn't come back and complained and they removed the asbestos, but reading some blogs some people have had heaps of problems withthe asbestos.
