We have bought a block of land(263m2) in Eucalypt estate(epping). 10.5m Frontage X 25 meter depth. the land was due for settlement this December, but didn't happen and we have been advised that it is most likely expected in March-2012. I am in the middle of finalizing a builder, but there's a big problem and hence i thought of sharing the same with you as many of you people have been first home owners and had your houses built. I have been advised by Simonds sales rep that Eucalypt has lots of rock in it and hence they are quoting me $11K as fixed site costs. I was wondering if you would rather care to share with me, if you were advised the same by your builder. Also my understanding is that if the block of land is small, do they still have to charge for such high fixed site costs. also I would appreciate any suggestions/tips/ feedback regarding things to do/be careful of, when building first home.. thanks Vishy "Some goals are so worthy, its glorious even to fail" Re: Eucalypt Estate-North epping Site costs 2Mar 19, 2012 1:33 pm Actually that sounds about right, I am also building in Eucalypt and my land is being surveyed at the moment, most likely my site cost would be in the 20K mark, i'm hoping much less tho but my land is 14x32. The bloke four houses up from me, spoke to him and his site cost went up to 25K but his land is bigger than minie. So I think 11K is reasonable for that area and that size land. I know depending on slope, size, rocks etc someone people pay a lot more than this but I am saying average and median. My supervisor been calling me all week telling me that they have hit so much rock he said in this estate you must get fixed. Just wondering anyone enquired about internat i have tried calling telstra apprently no one can provide I am not sure whether Perth has its own way of doing things in regards to this.
