I have short listed my builders as boutique, simonds & porter davis & going through the quotes at this stage. Any suggestions & what should I know for apart from the cost. Please suggest on the right questions to ask as well & what should I look for when I make the decision. Any help is highly appreciated. Our house is at lock up and the guys are still working, and will continue to work through this holiday period. But I put this down to having a pretty good site supervisor and having the drawings and contract perfect before we signed them. I have looked at Porter Davis homes and Boutique homes, we almost built with Porter Davis but we couldn't get the drawings right. We looked at all 3 you mentioned and others. PD seem to have better quality finishes in their display homes and the better deal. We also liked Henley in terms of finishes. We thought Boutique was nice, but were not confident in their ability to finish on time and the amount of extras required were huge (no decent deal at the time). Simmonds floor plans were good, but their displays (in my opinion) looked "cheap". Also alot of complaints and negative feedback turned us off also. It all comes down to taste and opinion. My only peice of advice is stick with one of the big builders - there seems to be a few builders that have gone under this year and indications are next year will be even tougher. Eventhough we liked all the 3 models from 3 builders - Amberlea from Simonds, Milan from Boutique & Marbella 42 from Porter Davis, we are inclining towards Porter Davis at the moment as we felt it had minimal changes from what we required. We are very excited but also very nervous. We saw the Marbella with our Sales co-ordinator Aracne de Borzatti today & liked it a lot. We also have a feel good factor with the sales co-ordinator & hope it remains the same all the way - finger's crossed. We might pay $1000 in the next couple of days for soil tests & others & get the balls rolling. If everything goes according to plan, we might start the build in end-March 2012 & hopefully complete by end-Oct 2012 (30 weeks). One thing that we were told is the quote price is fixed. The only way to decrease cost if we minimise the upgrades. Is this standard practise from PD? Another thing is we are thinking we'll get an independent building inspector to check all the 3 stages. What stage should I be discussing to get one & is there good one working in melbourne west - williams landing area & the cost?
