Browse Forums Building A New House Re: Avonlee Henley Brook Perth 3041Oct 24, 2015 12:10 pm The area is looking amazing! What are some builders telling you for keyhandover dates? Ours said they want us in for xmas, did everyone receive the planned layout for the land development behind our stage? We are one of the last houses so we face this and by the look of the plan we will still have the open area because of a creek that goes through I hope that doesn't mean we will always have snakes!! Re: Avonlee Henley Brook Perth 3042Oct 27, 2015 10:43 pm We have our lock up meeting on Thursday so we'll see but they are moving exceptionally fast on our house.. I'm very happy! 22 Dreng Way, Brabham Land-25 May 2013 House-May 2013 Finance Formal approval -Feb 2015 Prestart -21 Mar 2015 Titles -22 May 2015 Land settled -15 June 2015 Slab - 9 July 2015 Bricks - 7 July 2015 Re: Avonlee Henley Brook Perth 3043Oct 28, 2015 12:35 am That's great Salvi! When are you getting your fence organised? I don't want to wait until key handover I'm worried they will say it will be a long wait and I don't want to move in without a fence.. Re: Avonlee Henley Brook Perth 3044Oct 28, 2015 8:28 am I sent in the fencing voucher about 6 weeks from the estimated completion date. The fence was done 1 week before handover (so took about 5 weeks). The one thing the developer was surprisingly quick at! If you've got paving that needs to go along the fence line, I'd wait a little longer. Note also the included fencing is boundary only, it doesn't include between the boundary and your house (e.g. to separate your front and back yards). Also it's worth letting your builder know the fencing will be going in; they should advise if it'll get in their way. Last thing you want is a nice new fence that gets damaged by a contractor... Re: Avonlee Henley Brook Perth 3045Oct 28, 2015 12:48 pm Hi Elly, Our builders said they'd let us know when we had six weeks left before hand over to contact the fence people but they havent told us yet and I feel we dont have that much work still needing to be done. I will confirm with my site manager tomorrow Also, we have the side walk on our block.....what do we do regarding the driveway part between the side walk and the road because isnt that technically government property? 22 Dreng Way, Brabham Land-25 May 2013 House-May 2013 Finance Formal approval -Feb 2015 Prestart -21 Mar 2015 Titles -22 May 2015 Land settled -15 June 2015 Slab - 9 July 2015 Bricks - 7 July 2015 Re: Avonlee Henley Brook Perth 3047Oct 28, 2015 1:28 pm Yep - it's in the contract as the 'crossover' and it's up to us to maintain also... hubby wants to put fake turf so he doesn't have to look after it lol!! Great to see everyone coming along nicely - it's crazy!! We have our site meeting with the supervisor on Friday, went out there sat and all external walls are done which is super exciting!! Anyone know who's block of land backs onto ours?? They have a pool, must make friends with them lol 14 Dreng Way, Brabham Signed Land Contract - 29/06/2014 Finance Formal approval - 16/09/2014 Prestart - 30/04/2015 Titles - 22/05/2015 Building Permit - 25/05/2015 Land settled - Slab - Bricks - Re: Avonlee Henley Brook Perth 3049Nov 02, 2015 10:10 pm Use the NBN check your address tool here: http://www.nbnco.com.au/connect-home-or ... dress.html You'll note 3C, 6A, 6B, and stage 8 are listed as 'build preparation', so they're not ready yet. Re: Avonlee Henley Brook Perth 3051Nov 06, 2015 11:32 am No worries! Just make sure you've got the conduit run from outside (near your meter box) into the garage; and some data cabling between the same spot in the garage and the location where you'd like to put your router. Most builders install a pack that includes two data outlets (they can be used for fixed line phone too); both terminate next to the NBN NTD that goes in the garage. The standard FTTP install from NBN (as is in the Avonlee area) lets you have up to 4 data services (e.g. Internet) and two fixed line phones from the same fibre. A great thought on this is that if you had a housemate, they could theoretically buy their own NBN connection and not share yours Re: Avonlee Henley Brook Perth 3053Nov 14, 2015 3:39 pm Hi all!! Just in case anyone is using swan ceramics for their house tiles. I'd suggest you find out if they have your tiles in stock because we got a phone call yesterday telling us they won't have stock in time for our floor tiles. We Did do our pre-start in May and they managed to deliver our wet area tiles in time (wrong amount though)... But apparently they misplaced our order so when our builder asked for the floor tiles they hadn't made sure the tiles were available. Had to do a re selection today and they didn't even have our second choice, hahah. So we finally found a third choice we like. Hope everyone is doing well and keeping cool today!!! 22 Dreng Way, Brabham Land-25 May 2013 House-May 2013 Finance Formal approval -Feb 2015 Prestart -21 Mar 2015 Titles -22 May 2015 Land settled -15 June 2015 Slab - 9 July 2015 Bricks - 7 July 2015 Turf types 3054Nov 21, 2015 10:13 pm Hello neighbours, I am wondering what turf types you have decided on other than artificial, I have a larger block on Park Street so it is important I make the right choice. From my preliminary research to date a turf variety called Plateau is my front runner. I would be interested in hearing what you have all decided on or any advice you have. Regards, Rob. Re: Avonlee Henley Brook Perth 3055Nov 23, 2015 9:22 pm Hi guys Does anyone have dates to move into their new beautiful homes? We are looking just before christmas and hope to have some of you there around that time. Also if anyone knows a building inspector with reasonable fee then please let us know. Pre handover date - 3/12/15 Thanks Re: Avonlee Henley Brook Perth 3056Nov 23, 2015 9:23 pm That's great new Kavi! We won't be in until at least March. If you find a good building inspector let me know! Re: Avonlee Henley Brook Perth 3057Nov 23, 2015 9:36 pm Hi jamie. Just wondering why you think march We are next door to you and building with ALH and we were hoping a lot sooner...? But think you guys are ahead ha. We are still waiting in roof tiles!! Re: Avonlee Henley Brook Perth 3059Nov 23, 2015 9:38 pm Wow that's great news Kavi. We've had delays so looking like we'll be in in the new year. End of Jan according to our Site Manager. We hired a private building inspector at plate high/roof timber stage. He inspected the build thoroughly roof brick work and everything in between including workmanship before the render went on and he sent us through a detailed report of the issues according to the Australian Building Standards. We then sent it to our builder. We used Master Building Inspectors. We'll be getting him again for pre-handover. Check their website out. So thorough and efficient plus he's not affiliated in any way with any building company. Which is something you need to check for. http://www.masterbuildinginspectors.com.au We're only going to lockup in the next few weeks yet we were one of the first to get slab down All in good time I guess. We've already waited sooooooooooooooooooooooo long. Plus we have no direct next door neighbours on our road yet at all. How are you all finding your builds so far? Cheers Shak. Re: Avonlee Henley Brook Perth 3060Nov 23, 2015 9:40 pm Hi Ro88, we have sort of reached lock up... But still 10 weeks plus ALH Christmas time off so I'm thinking at least Feb-March for hand over. Then finish it off. How long have your roof tiles been?? We didn't end up having to wait. ALH have been fine since hand over. Although we are getting updates pretty late, but we are going out most weekends to take progress shots Hi, If you give a set of criteria as to what means 'good' to you, it'll give others prompts to respond. We considered Henley early on but there were two factors that… 1 10506 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13098 1 11004 |
