Browse Forums Building A New House Re: Avonlee Henley Brook Perth 21Mar 07, 2012 1:22 am Well guys - we had Lot 1005 - but we are now cancelling the contract due to the non-performane of the developer - might finish up in court but our advice is that we will win. We are about to retire and just cannot accept a 6 month slippage since we signed 12 months ago - the house should have been nearly built by now. Says a lot about the competence of the developer!!! Re: Avonlee Henley Brook Perth 22Mar 07, 2012 10:14 am Daedalus When are 3B titles due Bleh24? No idea Just what we were told in that newsletter (mid-May), so I guess July right? Fortunately for us we are still waiting for our existing home to go through settlement (we just sold it) and we will be better off renting as it will be cheaper than our current mortgage. Being my first time building, I cant believe the lack of information on my purchase of $240K+. Its quite astounding really, cant wait to speak with my builder for more smoke and mirrors. Good luck johnwa! Re: Avonlee Henley Brook Perth 23Mar 08, 2012 10:48 pm Building Licence came thru today from City of Swan without any changes at all. It all starts from now hope to see some action out at the block soon. Re: Avonlee Henley Brook Perth 25Mar 08, 2012 11:03 pm Thanks John, Pity about all the delays and lack of information from the Develepor. Re: Avonlee Henley Brook Perth 26Mar 10, 2012 12:33 pm John - I can understand your frustration, it was a long 2 year wait for us from sign up to settlement, with many promises given by the developer. Good luck in the future with whatever you end up doing Paul - thats great news about the building approval - its exciting to see things happening in stage 2. Footings were poured yesterday for our house and apparently the rest of the pad is due today. Im just waiting for hubby to get home so we can go out and see. We are lot 216, so if you drive by and we are there, by all means stop and introduce yourself Re: Avonlee Henley Brook Perth 27Mar 10, 2012 1:57 pm Hope to be out there over the weekend hopefully, will have a look and see how it is. We are Lot 261 so if you see us also by all means stop by and introduce yourself also. Re: Avonlee Henley Brook Perth 29Mar 17, 2012 9:54 am Excellent to hear about the Titles. What Lot number are you Daedalus? Re: Avonlee Henley Brook Perth 31Mar 17, 2012 3:53 pm Had a look out there today and they were doing some work on the back blocks moving heaps of sand. Should be a few weeks away then should be able to see some idea of where your block is. Re: Avonlee Henley Brook Perth 32Mar 19, 2012 12:50 pm I am lot no 300. I cant see my block yet - they have only developed up until 297! should be seeing something more tangible in the near future. I am on Cobb way. Right near the T junction for constable street. Hopefully it wont be a busy road! I'll drive out again next weekend and have a look. I was just wondering if any of those that have actually got their slabs down can let me know what their site costs actually ended up being? Re: Avonlee Henley Brook Perth 34Mar 20, 2012 5:50 pm Good question dargonk, I have budgeted 8k for the siteworks - someone from Terranovis has also purchased a block there and that person has budgeted for 7k so I am just going to assume they know a little bit more than I do. If you hear about any actual costs let us know Oct 10 - Council Approval Oct 23 - Site scrape Oct 29 - Footings and Prelay OCT 30 - Slabbed Nov 6 - Bricks Delivered Nov 13 - Brickwork started Re: Avonlee Henley Brook Perth 35Mar 20, 2012 5:53 pm Thanks. Those are similar numbers to what I've been told. Hopefully someone from the early stages will be far enough along with their build to confirm the numbers for us all Re: Avonlee Henley Brook Perth 36Mar 20, 2012 6:23 pm Indeed, would be of great help. Something still on my 'to do list' is soakwell information from the Shire. Would be great if anyone out there has already done so and what requirements (if any) the Shire has. We were quoted about 4.5K from the builder, which I do wonder about. I mean I have a shovel, how hard could it be? Re: Avonlee Henley Brook Perth 37Mar 20, 2012 8:48 pm Hi All. Our earthworks came in at just over 2k provisional sume which means we may be getting some back from the builder. If they were to go over the amount quoted then we can claim back against the developer as it supposed to be a Class A site D10 . Siteworks in total which includes some provisional sums came in at just over $6700 but this does include connection for water, sewer and power. Bleh24 ask for a breakdown on what they are charging for. Regarding Soakwell's they are the only requirement for us to build. No need for us to connect to storm water. Hope that all helps. Let me know if you want any further info. Re: Avonlee Henley Brook Perth 38Mar 29, 2012 1:05 pm The NBN released their 3 year plan today and it looks like our little spot in Brabham isn't on their roll out schedule. It could be as its a 'greenfields' roll out it isnt been scheduled as work that needs to be done. But I dont like it, Im guessing its Telstra Velocity still. http://nbnco.com.au/rollout/rollout-map ... +Australia Especially since St Leonards looks like its covered.... Re: Avonlee Henley Brook Perth 39Mar 30, 2012 9:42 pm hey guys we're gonna be in brabham also however at the avonlee rivals in the whiteman edge estate. We have been told by our developer stockland that NBN is being layed out in the suburb, and I read an article that says all new land estates are priority for NBN to be installed. However I have not read in news articles that brabham is getting installed? So I guess it's just taken for granted that new estates have NBN installed and they just aunnounce existing suburbs when ever they may be due? Avonlee Henley Brook Perth 40Mar 30, 2012 9:49 pm Yeah certainly not sure about the roll out schedules. But certain stages of Corimbia are listed and the newish estate of St Leonards is in the 3 year rollout. I gues I'm after some proof that some communication is happening, there is 1 house in stage 1 which must be getting close to considering what they are going to get. Hi, If you give a set of criteria as to what means 'good' to you, it'll give others prompts to respond. We considered Henley early on but there were two factors that… 1 10439 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13053 1 10973 |
