The only variation I have to sign is for when somebody in DFH head office with finger dyslexia managed to type my name wrong in half of the contract but got it right in the other half ![]() I was going to request additional powerpoints, as everyone has pointed out that you can never have too many, however when I checked my plan I had four double points in the kitchen, three doubles in master bedroom, two doubles each in bed 1 and 2 and family room, one double in hallway (good for attaching the vacuum), garage, ensuite and bathroom and one outside point on the rear wall. We have been discussing eaves, eaves, eaves all the way and of course the preliminary reconciliation states "no eaves". On the floor plan, our stacker doors are meeting to a bloody column instead of to each other. They've even designated this column to have the alfresco light switches! ![]() The garage is 5.6m back from the boundary rather than 5m, making the back yard just that little bit more narrow. There is no evaporative cooling in the study, but THREE outlets in the kitchen/meals/family area. What the....? ![]() Mebe we ought to tell the builder to fix it up before the contract is fully drawn up. Then the number of BVs and PCVs will be low. our builder said that after contract, when we make a variation, we need to pay a redesign fee ok 1k!!!! i think we made around 3 variations and the builder got so confused already!!! It may be as a penalty fee, ask them before you require it. Re: PCV#9 26Feb 21, 2008 6:05 pm Dembi, surely you only have to pay a redesign fee if its a variation changing the structure, say altering the floor plan or moving plumbing??
We have to pay a $50 fee for any post contract variations, but they are talking things like changing tiles, colour scheme, adding BIR's or screen doors etc, not structural changes. Once the frame work order had been put in, we could not do any structural changes. The frame work order got put in before selections so be careful with this, one minor disappointment for us was that we wanted a matching sidelight at front door but entry wasn't wide enough (the corinthian side lights are a standard width only) and by then it was too late to make structural changes. Did your builder raise this with you before the contract? We had factored in the cost of leaf gutters (retail $25/m of guttering) - but not the fact that we'd need steel flyscreens on all opening doors & windows prior to the occupancy certificate. I reckon that could be another $5-7k! After 4 years - we're in! Best news of all though.........they started on our block yesterday!!! I thought you did your own bushfire assessment? I followed the guidelines that someone gave on here and figured out that we are in the "Extreme" risk of attack and require "Level 3" construction standards which specified all timber must be fire retardant, leaf guards, metal screens on all openings, weather strips on external doors etc After 4 years - we're in! That's not so bad - we are "level 3 - extreme"! Which means toughened glass all over (ComfortPlus is toughened) as well as level 2 measures. The builder has roughly priced this all at an extra $10k - which I don't think is too terrible. Luckily we don't require an on-roof fire sprinkler system! After 4 years - we're in!
