Browse Forums Building A New House 1 Feb 14, 2008 10:09 pm hello all and in particular to cookie monster, as we have something in common, we are also building the springwood by clarendon, allthough not with triple garage. Does anyone know how long after council approval, that the builder should startconstruction. my plans were approved by council 27 oct 07 and still to now they have not started. This is very frustrating, every day we pass our block and get dissapointed because nothing is done , yes we have a portaloo, and a tempory fence and also site spill fencing. Re: how long should it take for our builder to start constructio 2Feb 14, 2008 10:41 pm Hi Captain
Our contract actually stipulated that they must start on site with 20 working days of it coming out of council, not sure what state you are building in but I think it was part of the standard contract. If they didn't then the total day count started after the 20 working days. What has there response been when you have asked them? However, "start" is open to interpretation. All they need to have done to satisfy that requirement is put a pipe in the ground. My builders did do more than a pipe, they had actually started before council approved my permit by doing the site scrape and getting water connected. Re: how long should it take for our builder to start constructio 4Feb 15, 2008 7:19 am Welcome to the forum Captain! I feel like im on the Enterprise saying that. ![]() Our contract also states that building works must commence within 20 days of receiving all necessary building permits and planning approvals, at which point the contract period commences. Has Clarendon received the construction certificate from council yet? Whereabouts are you building? Re: how long should it take for our builder to start constructio 5Feb 15, 2008 8:26 am We're another one that has it written in the contract they have to start after 20 working days. Re: how long should it take for our builder to start constructio 6Feb 15, 2008 12:34 pm I think it's probably been delayed because of the weather.
But I would expect your builder/CSR to give you some sort of update about this every now and then?? Re: how long should it take for our builder to start constructio 7Feb 15, 2008 12:43 pm ![]() I think it's probably been delayed because of the weather. But I would expect your builder/CSR to give you some sort of update about this every now and then?? A 3 month delay due to weather??? Surely they could have done something. If that happened to me, I'd be more than just dissappointed. The potentially could be an additional 3 months worth of rent, on top of interest payments for the land mortgage. Starting dates 8Feb 15, 2008 8:45 pm Good Luck. Our building permits were issued last November. They made a start Early December. Slab is still not down. We received a letter 13 feb saying commencement was 11 Feb 2008 and finish was 8 August 2008. Needless to say our patience has worn very thin. Seems to me they just pulled their dates out of a hat. Re: how long should it take for our builder to start constructio 9Feb 15, 2008 9:14 pm construction cert was given on dec 1st,and they have said it was because of the rain and the xmas break, today i was advised that early next week they will start scraping the block as you all refer to it as and prepare for the drop edge beam, weather permitting!!!!!!!!!!!!!!!! Re: how long should it take for our builder to start constructio 10Feb 15, 2008 10:16 pm Good luck Captain...you must be so relieved that something is finally going to happen!
We,re still waiting....waiting .....waiting ![]() Looking forward to hearing all about your build and seeing lots of pics! ![]() Cheers Mel this is unfortunately the standard position most people end up in. Its a lesson learned. Future wise, even if you think everything is smooth and you have trust yadda… 10 4150 Are you saying that these consultants are involved at key-points of the building, and perform site inspects at the stages, or only after building is completed to point… 4 3560 i imagine you also have another contract with an architect? and yeah, whatever other's said about special conditions and appendices 16 4602 |
