Browse Forums Building A New House Re: Building Orchid 4200 with Burbank - Fixing Started 81Mar 06, 2012 9:13 am I had a very productive meeting with the New SS onsite. It was reassuring. Estimated completion of the house Maybe 10 to 12 weeks from now. The house has been completely locked so no more snooping without the SS. Couple of Questions to the H1 experts: 1. Walk in pantry under the stairs how should it look? My house plan does not show the finishing under the stairs - should it be plastered what is the standard? 2. The light fitting we are getting throughout the house is this (BC406-WH) any experiance? it looks like a downlight but it is not: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Orchid 4200 with Burbank: Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=53034 House Built in 7 Months and 2 weeks Re: Building Orchid 4200 with Burbank - Fixing Started 82Mar 06, 2012 8:43 pm Hi Doublej2500, can't help with the light, but I can tell you that under my stairs it is plastered except the underside of the actual stairs themselves. It is also painted. Don't know if that helps as my under stair storage is not a pantry. In my final plans of the stairs it states what is to be plastered. hubby, kids and me all waiting for the Amberlea Site Cut 27 September 2011 https://forum.homeone.com.au/viewtopic.php?f=31&t=46637 http://www.dscml.com/ Re: Building Orchid 4200 with Burbank - Fixing Started 83Mar 06, 2012 9:41 pm Edscl thanks for your input, I have asked my site admin to get back to me in relation to this matter. I hope it is plastered as well, I do not want my stairs left exposed inside the pantry. also red your thread, the real estate agent who estimated your house might not be a local, and after all the effort you are putting into this house the last thing in your mind will be selling Orchid 4200 with Burbank: Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=53034 House Built in 7 Months and 2 weeks Re: Building Orchid 4200 with Burbank - Fixing Started 84Mar 06, 2012 10:33 pm The downlights are probably the same as what we are getting too. My dad owned a lighting shop for 30yrs so I pretty much grew up in one. These are like the old school downlights before halogen except instead of a reflector globe they have a fluorescent energy saver globe. The are all much of a muchness the only difference in quality would be if the lamp holders in them were cheap plastic ones and not ceramic and I doubt they are plastic. Hope that helps! Re: Building Orchid 4200 with Burbank - Fixing Started 85Mar 07, 2012 8:15 am Thanks Dazandstace so it is a cheap version of downlight look which accepts normal energy saving globe. Thanks for your insight. Now wondering if I got enough around the house, will the effect of the light be similar to a normal batton ones? Thanks Orchid 4200 with Burbank: Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=53034 House Built in 7 Months and 2 weeks Re: Building Orchid 4200 with Burbank - Fixing Started 86Mar 07, 2012 3:29 pm They are actual downlights so they dont spread light accross a whole room they need to be spaced, but they should give off good light. You could post your lighting/electrical plan and I can have a look just let me know which are battens and which are downlights etc. Re: Building Orchid 4200 with Burbank - Fixing Started 87Mar 07, 2012 3:48 pm Thanks dazandstace, Can you pm me your email add, I will send the electrical to get your feedback. In general most of the bedrooms except the master bedroom have only one of these downlights in the centre of the room (hope the light will be sufficient). ( I might need to All open areas have them spaced out and I am not too worried. I followed with much interest the SS discussion. I hope you got an equally good SS. As for the lights we chose those lights plus the bigger version of them for one or two rooms like the study. Re: Building Orchid 4200 with Burbank - Fixing Started 89Mar 08, 2012 1:31 pm owsome congrats on getting a slab (Checked your blog) I think I missed or did not look closely to upgrade my lights in the study, hopefully it will not be too much issue to change them after handover. My new SS seems to have started off well. He is on top of things and pretty positive. I will give my verdict soon. **He managed to say from fixing to PCI it is usually 10 to 12 weeks. My reason in posting here is just to say, please, please, make sure everything is to your satisfaction before handover, because after sales service in my experience is non-existent! Good luck with everything. Re: Building Orchid 4200 with Burbank - Fixing Started 92Mar 09, 2012 7:15 pm Thanks nicenurse & Mclaren I will not accept the house until I am satisfied, I have been micro managing as much as I can. I beleieve the house is 98% structural defect free. Saying that now they need to finish it off with plumbing fixtures plus tiles, carpet & painting. I go to the house almost every day. Now that I have been locked out I want to have a walk through once a week to raise my concerns. Roof cover for porch not done. 2. Garage cornice not installed. 3. stairs not covered under pantry They are minor but should I just pay, Burbank have been good so far, and I am sure they will finish it. One more quick question does any of the volume builders in Victoria Provide Caulking for all external windows and around the doors etc.. Please advice? Does anyone have a picture of how the rear garage access infill will look? I am curious to see a picture of a finish. We have timber lintel for the rear garage. I find this hard to believe. I am getting 40 square meter driveway of which 30 square meter is part of the promotion. Now due to a small drafting error my driveway and footpath to porch will need to increase by another 20 to 25 square meters. Burbank has a limit of only 50 square meter anyone else had this issue? I am waiting for response from management, but find very hard to digest this issue. Orchid 4200 with Burbank: Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=53034 House Built in 7 Months and 2 weeks Re: Building Orchid 4200 with Burbank - driveway issue 99Mar 22, 2012 10:07 pm Yes. Though It didn't apply to us, but that limit sounds familiar and weird! They also won't do any concreting other than drive, path or porch. We wanted up the side of the house done and they said they wouldn't do that. Unfortunate that you get this unexpected issue when your on the home stretch. Good luck. Re: Building Orchid 4200 with Burbank - driveway issue 100Mar 22, 2012 10:15 pm Burbank will not do any footpath around the house. The issue I have is that if I ask for a variation and remove the whole driveway Burbank will only give credite for 10 square meter, the rest was part of the promotion. Therefore I am stuck with what they offer and hopefully finish the job with a matching concrete after handover. Fingers crossed they will accommodate my request.
