Browse Forums Building A New House Re: Barker's Build - warp speed ahead to internal walls! 121Aug 23, 2012 12:54 pm I thought that I had been very thorough when I reviewed the plans. Again and again there are things during the build where I go 'oh, why is that like that'. It pays to be very diligent! Building tip No. 3: A raft slab will not get you down a river. Deemaree Kyndylan Capers: viewtopic.php?f=36&t=46852 My blog: http://www.sufficientlysufficient.blogspot.com/ Barker's Build - this is a ridiculous complaint but... 124Aug 24, 2012 10:10 am So I called up the SS yesterday arvo as it is at lockup stage to get a tentative handover date so I can organise the tradesman for the tank, fireplace, flooring, TV antennae. We had originally been looking at a handover date of mid-late October. WRONG! The SS, when he looked at his booking of the trades, is confident that it will all be done and dusted mid September and for me to start booking in my tradies from Sep 20. So this is a ridiculous complaint that it is all going too fast. When I read other people's forums, it is almost always the opposite, huge lapses of nothing in the build, everything going too slow, paying lots of rent while waiting for it to be finished. But we had planned for end of October for handover, end of November for us to get all the other things done and move in during December ready for Christmas. Bringing it all forward a month throws out daycare, transport (current 20 mins from work, when we move in hour and 20 mins from work), DW does not start her job down there until end of Jan. Plus we are living rent-free atm with family so there is no pressure to move. At the same time, it is really exciting...and scary...I'm confused... How silly does it sound! I went into building expecting it to take ages with massive delays, etc, but we finished in 5 months and 1 week... And I wasn't prepared for it! I kept hoping they'd slow down! Congrats on almost being at the end! Re: Barker's Build - this is a ridiculous complaint but... 126Aug 24, 2012 11:28 am Wish I was you guys, been waiting 2 1/2 yrs for developers and council to get their act together, now waiting on deposited plan. .. NOTHING can go too quick for me!! Congrats on being at the finish line!! Re: Barker's Build - this is a ridiculous complaint but... 127Aug 24, 2012 11:55 am Thanks guys, it is a good thing. However I think we will half move into the house until end of December. It is an hour and a half from where we are living now and there are a number of things that we haven't finished up in Sydney yet. Plus where we are staying does not require furniture (most of our stuff has been in storage) so can easily travel between the two. Building tip No. 3: A raft slab will not get you down a river. When they did the electricity trench they cut through the trees roots and and with a bit of wind, doen she goes. So thereis some more firewood! These are the cabinets (sans bench) that forms the curled part of the U shaped kitchen. The cabinet that seems to be sticking out has a problem with it (my keen sense of observation saw that it said 'Take Back' on it) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Here you can see the pantry cupboard, overhead cupboards to cooktop and fridge. The door opening in the background is to the walk in pantry, and those are the benchtops leant against the cabinetry. It is a laminated benchtop but I have forgotten the name of the laminate but is meant to look like a type of granite. I think it will look very nice against the slightly cream cupboards. Only problem was it doesn't show anything so I was always wiping it to make sure it was clean!!!! Barker's Build - kitchen pics and tiling started 132Aug 30, 2012 11:46 am Cabinets are all in and benchtops on. Speaking to SS and he thinks they may be finished in the next week and a half. I have organised the excavator, paying the deposit on the tank today, and got quotes for the plumber and electrician. BUT, went to organise the flooring and the prices have all jumped up (the quotes I got for the bank are 8 months old). So the plan is to go with carpets from carpet court (no idea of their names but they are nylon and feel very nice on the toes), and the Allure Vinyl Plank 'Sapelle' flooring from Harvey Norman. It is 2k more than originally budgeted but that is why I built in a buffer. Figured these things would happen. So onto the pics. Allworth have kindly let us change the front door external side to go from being painted to being stained so it will match this panel which will also be stained. My wife thought that having this painted would just be too much 'Classic Cream'. The carpenter has put on layers of wood and I think it looks really good! Re: Barker's Build - kitchen pics and tiling started 135Sep 05, 2012 12:57 pm The SS seems pretty efficient. All that was left was put in the septic irrigation system (done today), grout the tiles, put in the lights, switches, powerpoint, put on the garage door, and paint. So I am pretty confident that it will all get done by then. Building tip No. 3: A raft slab will not get you down a river. A waffle pod slab does not go with maple syrup. My building thread https://forum.homeone.com.au/viewtopic.php?f=31&t=53000 Re: Barker's Build - kitchen pics and tiling started 136Sep 05, 2012 1:00 pm From everything I've read generally the paint itself can take up to a week to complete.... Anyways good luck, hope my SS is as efficient Barker's Build - rejected :( 137Sep 05, 2012 1:02 pm I put in my council application for the fire place a few weeks back with the plan it would be approved and I could have it installed when I am getting all my other bits and bobs done. However, yesterday I was told it could not be approved as the Basix certificate put in by Allworth said there was no heating system being put in. So for them to approve, I would need to submit a new Basix certificate. It is not that bad of a problem as they are going to suspend the application until the house is built and I have my Certificate of Occupancy. Then the application will not be connected to the current building and so the Basix issue becomes moot and it will be approved. It just means that instead of having everything done and dusted by mid-October, we probably won't be able to get the fireplace installed until mid-November (I know, a massive problem seeing as we are just leaving winter now...) It is funny that it took all the way until now for there to be a delay, and it still was not the builder! Building tip No. 3: A raft slab will not get you down a river. Yes well there solution is to blame everyone else while I a 65yr old woman with major medical problems have to just continue to boil water and wash myself in a bucket… 2 12453 If you make sure all taps inside and out are turned off, what does the water meter show if you leave it for a while. 2 16227 13 4651 |
