Browse Forums Building A New House 1 Dec 12, 2011 10:22 pm Hi all, I have been playing around on Homeone for about 2 years now while preparing to build a house. Well, come early next year, the building should get underway. We are hoping to build an Allworth Omega with modifications in the Goulburn NSW region and expect the quote to come back early January. Meanwhile, I have been busy organising the soil classification reports, wastewater management report (will be on septic), getting quotes for the 90k water tank (will be on rain water) and septic system, and some of the tree clearing and excavation needed for septic and tank. But seen as there is a tiny ball rolling, thought I might get a start on the building thread! The plan as it kind of looks like at the moment is here. What has happened is: Got quote for flooring = approx. 9k Got quote for water tank = approx. 9k Got quote for septic tank = approx. 7k Got quote for fireplace and install = approx 3.5k Ordered wastewater management report = approx $900 (takes 4 weeks) Contour survey done by builder so hopefully getting the tender soon. Then smile at the bank until they say yes and we negotiate the tender! Colour choice for exterior is already done but not looking forward to inside... Put a through all alcove in foyer wall and two in wall between dining and little hall to master bed. Space did not allow for any other changes unfortunately. Man there is a jump from 'starting from' price to 'price with site costs and basix, etc'. Over 40k! The quotations had some things which were a bit wonky (nothing to get really frustrated or angry about, although I don't feel comfortable handing over a deposit until I have an accurate quotation): *Due to the house being in an area which gets frosty (so the standard solar HWS was no good), I asked them to look into evacuated tube solar HWS but quotation had a heat pump. *Forgot to quote for the walk-in pantry *Forgot to quote for the change in skirting boards *Forgot to quote for the alcoves *I think they quoted a wrong size window *Forgot to quote the upgrade of the stove *Quoted for the Septic system that we had agreed would be by owner. (having said that, the price difference was actually not bad, 4k difference but the difference included plumbing and electrical connection and digging the hole to put it in so may just let it stand) *Forgot to quote for additional water pipe entries (instead of one pipe from water tank into house where water then carried in narrow copper pipes and reducing water pressure, three inlet pipes all at nice big 90mm) So now we are waiting to hear back about the cost of the unquoted items. Also we asked for a bunch of things to be quoted just to get an idea of cost (timber kitchen cabinets, bench in laundry, shower recesses, etc) and so we are whittling down the things we just don't want to pay the extra money for. It will be a simple house, not fancy at all, but a liveable one. The site costs are about 31k but some may get some back if need less piering, etc. It allows for a cut and fill of 550mm but there is less than a metre slope right to left to there should be no additional excavation charges. At present, it is all about 15k under our budget of what we hope to completely spend (that includes flooring, ceiling fans, etc). So hoping that this gives us enough wiggle room should some surprises come up... Hey dvestate, Some was written down (the walk in pantry was my design and I put made up a floorplan with it included including measurements!), but some was things I added by calling them after and saying 'hey can you price this for me as well'. As I said, I am not frustrated. However there was a little bit of pressure to put the deposit down anyway which starts the 120 tender. I am not ready to do that until I have a quotation with the things I want all costed and the other stuff deleted. Plus I need to keep checking it out with my bank. The cost of the system is actually very reasonable and the difference between me organising it myself and getting the builder to is negligible (even with their margins). Then I notice the charge for Irrigation system. I am wanting an above ground dispersal system if I can but they generally only do a subsurface irrigation. So now things are on hold until I get the wastewater report that I organised privately and will see if it recommends above ground or subsurface. Once I have this, the next question is if it says above ground, will the builder agree (will save me a bundle as well). So waiting until next week when the report should come back. So that is an extra 4k to the quotation I was hoping to avoid. We have been slashing the optional inclusions we had (benchtop to laundry, 2700mm ceilings, bay window, etc) and so it looks like it is all coming in at about 231k including flooring, fireplace, water tank, etc. Our max budget is 250k so we have 7.4% wiggle room before we blow budget (which will have to pay for some trenching, connections, TV antennea, and pump). Thank goodness the previous land owners put in a graded driveway and did the landscaping! We should be putting down the deposit this weekend and the race to council approval begins. We have slightly less than a metre fall so no soil needed (shallow cut and fill). The soil report came back saying S class soil but old tress could cause P class problems so M class slab. I have a friend who is a geological surveyor and he looked it over and does not think I will use all the pierage quoted due to shallow sandstone shelf under the building envelope.
