Browse Forums Building A New House Re: Anyone building a new home in Marriott Waters, Lyndhurst 21Feb 22, 2008 10:07 am Just wondering if anyone knows, do we have to submit our house plans to the Marriott Waters Design Panel ourselves or does our builder do that on our behalf? Just looking at the Marriott Waters website and came accross the PDF file regarding Design Approval Process.
I think maybe i better contact our builder........ I'm all new to this buying land and buying a house seperate.......our last property was a house & land package through Devine Pioneer so they did all the work themselves and it was all in one for us.......no contacting land developers and then contacting builders..............not like now.......so i can use all the help I can get. Also, who submits the plans to obtain a building permit through council, or does Burbank have their own building surveyor that does that? I'm getting a bit confused here........probably stressing myself over nothing but I just want to be able to have Burbank start building as soon as we have got settlement on the land. You or your builder can submit these, however as part of the approval process you must also submit your front garden landscape design. This does not need to be elaborate, just roughly to show where you plan on your driveway to be, the lawn area (roughly) and your garden bed area (roughly). You do not need to show what type of plants or lawn you will be having.... So I thought we needed to speak to the landscaper about what landscaping we could do there. i didn't realise we had to get a design done to submit to the Design panel also...........I mean the house hasn't even been built.....how will we know exactly how we want it to look just yet???????

Re: Anyone building a new home in Marriott Waters, Lyndhurst 24Feb 22, 2008 10:07 pm With the plans that get submitted to the DAP (Design Approval Panel) of which there should be two copies, take a photo copy or ask the builder to do that, there will be a page of the outline of you house sited on the block. This I believe is in a scale of 200:1, this is the plan lay out we did ours on.
As I said it only needs to be basic layout it should just have, well all we drew, was representation of where the driveway would be, where the lawn would be and where the garden beds would be. It is not binding but just needs to show something, so there is nothing to panic about. With regards to there landscaper, all we are getting from him is matured or semi matured trees, which will chew up our $2500 very quickly, as I know someone in the nursery and turf games. So my concern would be what is happening with those dirt piles, are they still yet to be scraped around those blocks or will it be taken away, because I would hate to have an additional 600mm or more dirt laid over what has already been tested.... So that is why I said I would wait a little longer, but if your block is not going to be effected by those dirt piles, go ahead full steam....
