Anyone building a new home in Marriott Waters, Lyndhurst

Hi All!!!!

I'm new to this forum and am currently waiting for our land to settle in the Marriott Waters estate in Lyndhurst (cnr. Thompsons Road & Westerport Hwy). My husband and I have bought a block in Stage 2 and will be building a Burbank home, the "Camellia" once land settles for us.

Just wondering if there is anyone else in this forum who is also building at Marriott Waters, Lyndhurst and what Stage did you buy in? If you are in Stage 1, has your land settled yet and do you know when your builder can start building your home.

We had a look yesterday and we now have guttering on both sides of our street, yay, but still no crossovers or bitumen yet.....grrrr........

Has anyone seen any slabs go up yet?>????

And do you know what that water tanks are for??????

Try doing a search in the discussion tools section for Marriott Waters. There are one or two members who have bought in there.

Looking forward to sharing your journey with you...but make sure you show us lots of pics.....cause we're all sticky beaks!!!! :shock:

We are building in Stage 1... but no titles as yet...

sorry can't talk now... because of the little fella being home with me.... So I will try later this afternon....

OMG....no titles yet for Stage 1???????

Have they given you any indication??????

Apparently they are putting plants all around the land sales office now, but I'm a bit p***** off that they haven't even released Stage 1 yet as it looks finished!!!!!

Even though the stage looks completed it may not be, in many cases delays in titles are because the street lighting isn't finished.

Well it appears I was a little premature this morning by about half an hour ( I probably shoudl re frase that because it will more than likely end up in the quotes of quotes, Oh well). Today at 11.00am I received an email from the sales consultant from Oliverhume.

Stage one titles have now been released and settlement is due for 28th Feb...... Yippee......

Let the fun begin......

YAY!!!!!!! We now finally have a footpath and crossovers on our side of the road!!!!!!

Went and had a look on the weekend.........it is finally starting to look like an estate!!!! Just can't wait to finally see some houses starting to get built in there!!!!

Congratulations....

Now that you have a cross over and footpaths completed, give the sales office a call. Ask them if your block, as far as fill or leveling goes, is completed and also ask if you can go ahead and organise a soil test yet.

Because we didn't require titles for our soil test to be done, but, they had to be escorted onto the property (OH&S) by the developer or site manager.....

Do we need the roads to be done in order to organise the soil testing????

They still have a little barrier thing up to stop ou driving through while roads aren't finished yet.

We are building in Sydney and the builder has said that all he needs is for all of the services to be done (sewer, water, power) and gutters. The road itself doesn't need to be finished - I think the bitumen surface is one of the last things they do.

Apparently the gutter is installed at a particular height that indicates where the slope of the land should be measured from.

Hi ptmtaylor,

We have purchased in Marriott Waters (stage 3&4). So far according to those at the sales office were still on trak for June/July titles, however I highly doubt this.. we'll see when the time gets closer.

We're building with PD and our soild test were done back in January.. not sure how, but I have the reports (we don't even have a block, just an allocated patch of dirt.. LoL), but the report clearly indicated that the test was done on our block.. so meh, not sure. Speak with your builder and see if they have already ordered it?

Congrats on the progress of your stage to.. and yay for stage 1 titles.. woohoo!

Our builder is waiting on us to let them know that they can do a soil test on our land, we were told by Mai at the site office that we had to wait until they could get access to our block before they could do a soil test.

I have just trying ringing Mai again to see if we can get our builder on our block to do a soil test now.....just waiting for a call back from her!!!!!!! Hmmmmm......how long am I going to have to wait for that now?????

We found it useful to be quite forceful when dealing with the sales office. Call more than once in a row and send emails at the same time. They gets back to us pretty quickly now.

Depending on who your builder is might depend on when you can get soil tests. I know PD have a good relationship with the site office, maybe this was a factor? I don't know.

My husband has been very forceful........he's not too happy that it has taken so long.....especially since we are having to live with his parents at the moment while we wait!!!! haha

I guess I'll just try calling again today and then all day tomorrow and also send an email tonight.....hopefully get something done soon!!

Just don't want to have to be waiting if we are able to get soil testing done now!!!!

Also, were building the regent21 part of the Access range (smaller than some one the houses others are building, but we bought a smaller block).. they have the regent 23 on display at the Rise if you want to have a look, it's almost idential floor plan. Ours only has 3 bedrooms though insted of the 4 on display, and the layout up the back is a little different. There is actually no display of the 21... but i loved the floor plan, open and simple.. just what we wanted.

Contracts are signed.. loan is approved.. just waiting on titles!!

, that there has been a soil test already done on your block. As you said there is nothing other than a pile of dirt. I think you may find that about a month, so April/May, prior to title release of your stage is when I would get the block testing done.

Because if the build starts, based on the current test you have, and the dirt/block changes with extra fill for example, then the wrong slab will be laid - possibly..

So be really careful when organising the soil test, which is why we had ours done in January, because I knew the release would be about mid Feb.

I would wait until another nine days and then ring them re the soil test then it is the 1st of March... actually it is only 7 days 'til the end of the month... I would ring then and arrange for soil test...

Well I sent an email to Mai this afternoon and got a reply back at about 6:23pm tonight.......she said we can arrange to have the soil testing done on Monday so my husband is going to ring Burbank tomorrow to see if we can arrange it for then..........he's also going to see if we can organise to go to Burbank head office to decide on our colours.........we're finally on the move again!!!!!!! Woo Hoo!!!!!!!

Thanks for the welcome....

Maybe we will have to do another round of soil testing, however they did boar 2 massive holes about 2mts deep (not really sure how deep just guestimating) when they did the soil tests... hmmm... i guess its up to PD to ensure that they put the right slab down and to re-check the land as we have a fixed proce contract with them, including all site costs... but i do have the soil test report that has already been done... so i dunno... its all strange to me.. we have a pcv meeting tomorrow with PD so i'll bring it up with them then.

Ptmtaylor... told you stalking was the best option... RESULTS! LoL
