Browse Forums Building A New House 1 Dec 10, 2011 2:10 pm My partner and I are wanting to build now but its just not financial feasible for us until mid 2013 so we are still looking now at displays, seeing what we like and just enjoying the looking around at what everyone has on offer. How long did it take you from the 'moment' you decided 'lets build' to actually starting the process? AND build time? Obviously ours stands to be a minimum 18 months between lets build and starting the process but I really want to follow the estate in the paper and go to community events before we settle (we have really only picked one estate) and make sure that the estate we have picked will be a good one. Re: How long did it take you to build? 2Dec 10, 2011 3:39 pm Hi, Feb 2010 put hold on block in estate Feb 2010 begin searching home designs Apr 2010 land contract signed Apr 2010 holding fee on house design Aug 2010 house contract signed Mar 2011 land finally titled Aug 2011 home build started Just be aware with some builders if building cannot commence within 5 or 6 months of house contract signing they can apply a price review. Slowest was a project home builder - six months to start and five month to build. Both single storey houses The Harder You Try - the Luckier You Get ! Who knows how long it will take to be finished????? BLOG: thehousewebuilt2010.blogspot.com (And are still building!) Re: How long did it take you to build? 5Dec 10, 2011 7:43 pm Custom Design: March 2010 - December 2010 Signed Contract: December 2010 Drafting, Engineering, COUNCIL (with problems)...: January 2011 - October 2011 Site Start: November 2011 House Finished: May 2012??? I think though that it depends a lot on what you want and who you will build with. If you are happy with a standard floorplan from a builder, it will eliminate a lot of time (no need for design changes and the drafting and engineering will be virtually non-existent as it should already be pretty much on file) and you can probably get started fairly quickly. If you want changes to the plans or design your own, it adds a lot of extra time. Once you have found a builder you like, it is also worth to make inquiries about that builders normal build times, either on the forum here or through other customers you may be able to find. Spent 6mths looking at project builders before canning that idea. Spent another 6mths interviewing private builders before finally choosing one Dec 2007. Spent all of 2008 finalizing plans and importing fill. Site works commenced March 2009. Builder sacked 14th October 2009 two weeks before they were declared bankrupt. We took over completion and moved into the home 12th November 2009. Some things are worth waiting for. Re: How long did it take you to build? 8Dec 11, 2011 6:27 am Owner Building. Decided to build: sometime in 2009 Deposit on Block: Dec 2009 Finally Settled in block: Jan 2011 (even though we were told settlemet would be June 2010) August 2011: Site cut done Finish date: anyones guess (most likely mid 2012) Building isn't neccessarily the easiest option. If it was, everyone would be doing it but it certainly has its rewards. Good luck!!! Have fun with the looking around part that you are doing now - it is the cheapest and least stressful part!!! I hope you didn't get dudded by that outcome Kyton. Stewie Stewie - we were lucky. The whole build we were extremely diligent. Visited the site twice a day and talked to all the workers onsite. We noticed a few staff changes then a slowing down then finally we rang and spoke to one of the Directors who more or less confirmed they were in trouble. We met them onsite the next day where we told them that they needed to release us immediately from the contract as we were not prepared to get stuck in their administration / bankruptcy rigmarole. I was 7mths pregnant and their contract was actually due to finish that week so they agreed to release us. We went on to re-employ all their workers to finish the house and paid them directly. Some things are worth waiting for. Re: How long did it take you to build? 10Dec 11, 2011 9:11 am We looked at displays for something to do one weekend we had been saving for a home for years but never thought when to do it. After visiting the displays we fell in love with modern houses so we looked at more and more displays. 2 months later we signed up to build http://lindeman28.blogspot.com - Our building blog Re: How long did it take you to build? 11Dec 11, 2011 10:31 am This thread complements the other thread How Long is Your Building Contract 13-08 Moved in 13-05 Build restart 13-04 VMIA compensation 12-08 Builder liquidation 12-03 Fixing 11-12 Lockup 11-11 Frame 11-09 Slab 11-09 Start 11-07 Contract 10-11 2K deposit 10-06 Titled land Re: How long did it take you to build? 12Dec 11, 2011 1:16 pm We built through a custom builder, finished a plan in around June/July then it all went into council and all that stuff, slab went down in November (rain delay) I think we were good to go from October and we moved in 2nd June. I tips me hat to you Quote: We went on to re-employ all their workers to finish the house and paid them directly. That was a good move too. Stewie Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget. The benefit is you can tender the project out… 9 20354 No the fireplace doesn’t work. It’s been enclosed. I’m not sure what was removed, as it was done quite some time ago - well before what I can see with photos online… 2 11569 Congratulations!
