Browse Forums Building A New House 1 Dec 03, 2011 11:40 pm Hey guys. Desperately need help here. Just signed my building contract 2 weeks ago. Site start due to commence in 2 weeks or so. I was so sure I have asked all the queestions i need to ask until yesterday when i started thinking about driveway. I had another look at the site plan and realised that i don't even know what's the difference (in metres) between the highest point and the lowest point of my land. On the site plan, there is a contour line that runs through the pavement and it is marked 100. Then there is another one towards the back with 101.00 on it. And then there are a few more in between marked 100.2, 100.4, 100.6, and 100.8. I know 101 is the highest point and 100 is the lowest point, but what i really want to know is: how much higher is the back of my land compared to the front, in metres or centimetres? On the site plan, it also states that site would be 'cut and fill' to 106. Garage setback is 5.5m. So that means the highest point of my driveway would be around 100.6 and the lowest point 100. Just how steep is it, going from 100 to 100.6 in the space of 5.5m? I understand that I will be getting a retaining wall in my backyard as well as a result of 'cut and fill'. How tall would my retaining wall be, considering the highest point on my land is 101 and my house will be sitting on 100.6? Any help would be much appreciated. Re: Site plan - highest point - lowest point 3Dec 04, 2011 5:34 am Sounds like the height difference in your land from front to back is 1 meter (101.0-100.0). If they do cut ad fill to 100.6 it will mean you will require max retaining walls of 60 cm at where was you lowest point (100.0) and 40cm at where was your highest point (101.0). Re the driveway if your driveway starts at the 100.0 point and goes to the cut and fill level it means you will have a slope across going up 60 cm across your 5.5 meters (approx 11cm per metre) which doesn't sound too steep Re: Site plan - highest point - lowest point 4Dec 04, 2011 4:47 pm mr.21 Hey guys. CC101, i am not sure having a slope in the backyard would be a good idea. Kind of making it unuseable in my personal opinion. distance between back of my house and the boundary fence is 5.85m. At the moment, the builder is going to put a 400mm retaining wall between back of my house and the boundary fence. I am not sure if this is a good idea? I prefer a flat backyard. But my main concern is, given that we have 1m fall in my land and we are going for 'cut and fill', are we going to have drainage problems in the future?
