If I was a first-time builder, I would say the experience has not been great, but having done it before and in comparison to other project builders, they are probably one of the better builders. Salespeople - great and able to understand your requirements first time. Tender presenter and Customer Service Reps (some are ex-Clarendon) - Up and down. Check everything three times. Site Supervisor (ex-Clarendon) - a bit too busy I think supervising 25 houses, but appears to have reasonably good intentions. Construction Manager - has a big picture view and realises who the customer is and the impact of an unhappy customer. As a comparison to a custom builder, I've built with Gremmo Homes before and because you are directly dealing with the directors of the company and they have a small set of exclusive tradespeople, the service is a lot superior and much less stressful. One of the Gremmo boys recommended Eden Brae when I told him my budget wasn't as high as it was previously. My budget couldn't cover his costs let alone a profit. All you'd have to do is ask for a clause in the contract that says the entire contract is subject to council approval of the proposed development.
I made my contract subject to me settling on the land and also put in a long lead time where they could not increase the price (in case settlement took longer). In any case, I don't know how you can fulfill a contract if the development approval is refused. You pay them for progress and they can't progress if construction is not allowed. Eden Brae are'nt trying to screw anyone and I doubt whether they would waste their time following it up, I know they have a long list of people waiting to build with them. In Oct last year (2007) I was told it was an 6 month waiting list to start building. When they get stuck into it and throw them up quite quickly.
While we were building with Eden Brae we were renting in the area and the house next to us was being built by Clarendon. It took them smack on 1 year from slab to client moving in, some times we didnt see any trades on site for a month. From memory, before the plans went to council, we had already paid them $1500, or it might have been more to cover their costs of drawing up plans and applying to council, which is fair I think. The hardest part I found dealing with Eden Brae was getting to the building stage, It took ages to get all the prices for the variations we had and some were over the top. The best way to approach it I found was to have all your extras ready for when you meet with the tender presenter (We met with Ashley). Ashley will get the prices for any and all extras you want to included there and then, whereas if you want prices for extras after that you go thru your CSR and prices can take several days if not weeks to get back to you. Once we had all the extras sorted out the actual construction was very straight forward and quick. I built with EB back on 2009.
