Browse Forums Building A New House 1 Dec 02, 2011 9:05 am hey hey, we have a section on the gold coast (we are looking to demolish the existing shack) and are not sure how close to the boundaries of the section we can build. The section is 10m wide X 40m deep approx. (have to find out the exact dimensions somehow) Having trouble finding any info via the Gold Coast Council website and not sure if it varies from state to state. Not sure it will necessarily be the council, it will more than likely be the state of QLD you will need to check. Look for residential building codes they should have something that specifies what your block is zoned. Once you know that you just look it up in the codes. For eg in Perth, there are minimum front set backs from the road that vary from 4.5m to 7.5m, side set back can vary from 1m to 1.5m depending on whether there are windows or not and rear set backs can also vary from 1m up. It usually contains all the relevant codes and regulations and generalities that should be adhered by. I had a quick search for "gold coast development plan" and found the Gold Coast City Council: Planning & Development Online (http://pdonline.goldcoast.qld.gov.au/masterview/modules/common/default.aspx?page=search) Following a couple of links from there you get to the page where you can download all the relevant sections of the Development Plan (http://www.goldcoast.qld.gov.au/gcplanningscheme_1111/documents.html) Finally looking at Part 5 Domains - detached dwellings you get this PDF document (http://www.goldcoast.qld.gov.au/gcplanningscheme_1111/attachments/planning_scheme_documents/part5_domains/div2_domains/chapter_04_detached_dwelling.pdf) in which you can find under 5.3 Development Requirements that: Building Setback PC2 All buildings and covered car parking spaces must provide for setbacks from the street frontage and the side and rear boundaries, which are appropriate to the efficient use of the site and the streetscape character of this domain. AS2.1 The building and covered car parking space is set back not less than six metres from the frontage of the site. AS2.2 The building (excluding covered car parking space associated with a Detached Dwelling) is set back from the side and rear boundaries at not less than: a) 1.5 metres, measured from the outermost projection of that part of the building which is 4.5 metres or less above ground level; b) 2 metres, measured from the outermost projection of that part of the building which is greater than 4.5 metres but not greater than 7.5 metres above ground level; c) 2 metres, plus 0.5 metres for every 3 metres or part thereof, measured from the outer most projection of that part of the building which is greater than 7.5 metres above ground level. So to me that means your house needs to be at least 1.5m away from the side boundary (if single storey). If you have a first storey, that must be at least 2m away from the side boundary and an extra 0.5m for every 3m (or part thereof) above 7.5m height. But you should be able to build your garage right up to the boundary (if council approves your plans). There's also a few other regulations there like the building can have a maximum of 2 storeys, the site coverage is no greater than 50%, buildings must be designed in keeping with the character of the area and so on. If you want to know for sure, it is best to call the Planning and Development department of your council. They can tell you for sure. Hope this helps. Good luck with it all. We're going double story but if we make the ceiling heights a little higher than normal it may mean we have to reduce the width of the house (depending on whether it exceeds the 7.5m. thanks again Re: how close can we build to boundary? 6Dec 03, 2011 1:57 pm Hi there because its a 2 level home you may be able to have set back apply to the second level. If you look at a lot of plans there are reasons there are all these little stepped in pieces, its usually to comply with set back codes. the set back will also be different depending on whether there are windows as well. On a lot of the plans out there the garage was obviously set closer to the boundary while the rest of the house is narrower to meet the codes for a section that is only 10m wide. We are trying to keep the build as simple as possible for cost reasons. So it will basically be a double story rectangle so that there's no breaks in the wall contours or roof lines (double garage included). There will be decking with pillars to break up the simple look. So I will look to keep the overall width of the house to about 7-8m max so it sticks to codes for the height, but will definitely read up on what we can and can't do. Obviously our drawings are going to be finished by a draughtsman so they will probably correct anything we have missed to make sure it good for approval. When drawing up floor plans what sort of space is normal to leave for the following (i.e. if we have a 3m X 3m bedroom what is really after we allow for the width of the walls etc)... -Internal doorway width -Hallway width -standard ceiling height -thickness of walls exterior(hopefully ICF with render finish) and interior -length need for straight staircase from 1st floor to second based on a standard height thanks heaps for replies appreciated!! how close can we build to boundary? 8Dec 03, 2011 6:40 pm Internal doorways are normally 820mm. Our hallway is 900mm wide but from memory some people on H1 have 1000mm wide. Standard ceiling heights vary - some have 9ft, some 10ft and others have 12ft high. Some things are worth waiting for.
