We have a 45 square double story house and they have quoted us the following:
We will have 2 zones - Ground floor and First floor. In the quote it also states: "The system should be turned on early in the day to ensure that the selected zoned areas will be cooled to the chosen temperature. A maximum of 1 zone should be operated at any one time for cooling. Both zones can be operated at once for heating. We have assumed that all north and west facing windows have good quality drapes and external shading." We are not planning to install any external shading. Speaking to a friend, he suggests that 18.2kw would be sufficient, but I have also been advised that a 23kw cooling unit maybe more appropriate for the size of our house (living area less than 45 squares as garage should not be counted). Has anyone got any comments on the above and whether 18.2kw will be sufficient? Thanks Hi Chris, I was quoted a 16KW for a 38SQ home. 18.2KW should be sufficient. As its a double storey house the heat will all be upstairs. You will find you will bearly use cooling on the ground floor. The key is insulation - ensure you have good insulation on the external walls (at least R2.5) and in the ceiling (R3.0 min). I have also installed double glazed windows to keep the house from changing dramatically in temp. You would be surprisd how much of a difference these make to your house - should save your heating and cooling costs. However, it seems our builder has added a special clause which prevents us from setting foot on the site "without prior consent from the builder". Do most contracts have this added in? From following other owner building blogs, it seems people have not had trouble getting access to the site (as evident by the progress photos). Whilst I understand the OH&S concerns, I am not comfortable with the condition in the contract as there is no gurantee that consent will ever be provided. I would like to inspect the progress and also possibly get an independent building inspector to inspect the building works at various stages. I never had an issue attending the site until lockup. From there I've had to arrange site visits through the SS. He's never had an issue with me attending for a site visit. Sometimes I just appear when the tradies are there - they don't have an issue if you don't get in there way. The clause is to protect them in case you are injured onsite without there knowledge. It wasn't until the fixing stage that I could no longer find doors open for me to go in. Depending on your site supervisor you could probably make weekly appointments with him or just sms him that you want to go and have a look and he would probably ok it.
