How to select a buiider

Can anyone offer me some advice on what to look for in selecting a builder for a new home? We are looking to build in Melville, Western Australia and have a few well known/established builders in mind. However, what can we look for so at to discriminate between them - It is fairly true to say that most display homes do what they are supposed to do, look good; and sales staff all do and say pretty much the same thing, again, as to be expected. How do you get to see the 2/3rds of that iceberg under the water?

What helped us a lot was this forum. Go through some of the posts and see what concerns people are having with certain builders, then I would make a list of all the features you want in a house and tick off which builder can help you.

You have to be comfortable with your builder and the sales people you deal with, for us it was just a gut feeling that we had chosen the right floor plan with the right inclusions and they fit in our budget.

Do a search on the forum for the builders you are wanting to use and see if anyone has posted comments on them. If not google them.
