Browse Forums Building A New House 1 Nov 27, 2011 10:17 pm Hi all, Got a couple of questions, if on your pre-start file it says "Inclusions for October 2011-January 2012", and you don't plan to have your pre-start until April-May, what if list of inclusions will change; are you stuck with these old inclusions or it will be upgraded automatically? How does it work? What if builder decide to include higher inclusions in their build, am I going to lose out on it? Also, is it possible to call builder and ask them for a price list of inclusions and upgrades? or do they wait until they get you in a room during pre-start and hit you with all prices right there and then and you have to make you irrational decision on the spot? I would really like to come more prepared to pre-start meeting, I can see the list of standard inclusions that builder provides free of charge but what if I would like to change a tap of something else and I know the RRP for both (included and the one I want), I guess it will not match builder's price tag.? How does pre-start really work? Do you have a choice of "getting back to them" within couple of days with your decision or you must decide right there? (that actually really scares me, as I'm afraid i would go nuts upgrading stuff). If there are any special inclusions during that time that you have signed up for, you signed your contract on the basis that they were included so you will still get those. However if the spec increases in that time, it would be up to the builder whether they give you the better spec - technically you signed up under the lesser spec, so it depends on how "nice" they want to be. Is there any reason you are putting off prestart for so long? You will be well outside of your contract time (from the date of signing your contract, you only have 45 working days to get plans finalised/all approvals in place), which means the builder can slug you with a price increase... also on a separate note the carbon tax price increases look like they will be implemented by builders soon, so the longer you leave it the more likely you'll have that added - and it won't be small when it does come in... You could try asking the builder for pricing of your possible changes, but many builders wouldn't do that. To get a list of prices on all the possible changes you want to make is the equivalent of you doing prestart, but then you will go through it again in 6 months time when you actually do prestart so they will be double handling your file. Builders will already be busy with files that are actually going through prestart, so if one jumps the queue and then will be coming back again later to be re-priced again anyway, doesn't make for a happy builder. Your sales rep or CA may be able to give you a few approximate prices if you ask them, if it's standard items they would come across commonly. (anything uncommon would need to be priced by an estimator, and that would probably only be done for a contract or prestart). Also if you don't have prestart until May they won't give you definite prices as they will change by then, as 6 months in the building industry is a long time and prices can change a lot during that time. It depends on your builder - some give you prices there and then and make you sign off on the day, others may take up to a month to get pricing back to you, and you can then go back through the options and let them know which you want to go ahead with. At this stage we only signed document securing the price as the title for the land is not due until May-June next year. Don't know when we have to have a pre-start really, I just approximated that it will be May.
