We have taken a builders 'gold' specifications, and added $100k to that price. It should be noted that our foundations/sitework is $40k above their standard allowance though , so that accounts for a fair proportion of the cost. The above includes heating & cooling, floor coverings, but no landscaping paving or fencing... Base price of $164K After I increased the size to 30sq, raised the ceiling height, a few structual changes here and there, the color, electrical, and kitchen appoinments, changed from a round to a slimline water tank, fiddled a bit with the driveway, and site works. Finished price of $255K - and this was being very restrained during the color/electrical/kitchen appointments. Could have easily spent another $20-$30K plus on "nice to have" stuff Items not included in the finished price Demo of the old house - $12.5K (this included discon of power / gas / water from the old house) Ducted Air done after after handover - $10K All Landscaping done after handover as a DIY - $15K Total investment to date - $292.5K Hope this helps. To define a little : Block size only 500sqm building space and 250 sqm House size , single story, level block. Not everyone is gonna have a ten grand aircon and 11 grand worth of decking, but many build pools , much more fencing and retaining than me, Gazebos , carports etc. There is no interest in the figure and it occured over approx a 4-5 month period. Sometimes I may spend more than you will and other times not. I may have some stuff that was built into my contract , that may not be built into yours ( My electrical for instance by builder was extensive - 50 lights and over 40 powerpoints , many dont get as much and add after which is normally cheaper ) Like most I also had a few friend prices , but no one knows every tradie out there. Grab a calculator if you like and add up your stuff. Dont add up ALL the crap in my list , is a depressing figure, trust me. There is no furniture or whitegoods in this list..... ( except a dishwasher but you dont bring that from your old home when moving in , cos that is theft , apparantly ? and they can ask politley for you to return it ) Finally , all of this was over 24 months ago Now. It also depends on how big your house is. The base price for our house was around $300,000 and all upgrades ended up costing $410,000. some of the upgrades were not even added like the display otherwise it would of costed another 10 - 20k. Having said that 300 -> 410 this does not include landscaping, alfresco decking, fence, flooring to first floor.
