When I visited Studio M I was told that after signing of the variation contract I would have a couple of days to make changes without cost. After lapsing of that period I would have to pay $500.00 for each change in the variation contract. However when I asked them again yesterday they told me this was not so I mean a contract is a contract and normally there's a cooling off period anyway so what they told me at studio M seems more plausable. also is it within my right to get all the upgrades itemised i.e. to have them put down on paper exactly how they got to their total for a certain upgrade as we always seem to get the total figure but never how they actually how they figured out this sum. Especially now we want to upgrade the laminate doors in the kitchen to gloss laminate. Does someone have these upgrade prices for the doors/draws??? Re: variation contract 2Nov 18, 2011 10:24 am Up until you are presented your final contract, you should be be able to request as many variations as you like. But be reasonable, the more changes you make, the longer it will take to get to the final contract and therefore the longer it will take until your contract becomes unconditional, and the price fixed. The builder can apply price increases if your contract does not become unconditional 150 days after paying your initial deposit. We did our Studio M selections well before our final contracts or drawings were ready and changed our minds quite a few times without being penalised. I think what Studio M are telling you, is that if you request something, then a day or two later change your mind, you may have the chance to change without penalty. Remember, once you do your selections and sign-off on them, a whole chain of events starts rolling from finalising construction drawings, to ordering materials, etc and to change this once it starts requires the builder to chase these up and change orders, etc. In most cases, it may have not even reached this stage, but these is the administration involved in updating your files and making sure the changes are correctly noted. They want to get on and build your house, and this just delays that process so the admin charge is to discourage you from making changes later in the process. When you request any variations, make sure they are noted correctly in the variation as this becomes part of your contract. You have every right to make sure it is itemised too so that the variation is described correctly - this will avoid potential problems later. We were very pedantic about getting things worded correctly, and made them change a few things if it didn't make sense. To upgrade doors from standard laminate to gloss laminate is around $150 per door I think. To go 2-pac is around $240 per door. Count one drawer front as one door! You don't get it itemised per door/drawer but thats about what we worked it out to be when we upgraded based on the cost divided by number of doors.
