Plastering started at our place late November. Handover is due second week in March. So that makes it about 4 months. 2 storey, 43 sq home. This should give you a bit of an idea. Cheers, Mike. Best of talking to your builder to give you a guide.
As you can see from the responses so far, it seems anywhere from 2 months to 12 months is the norm Re: How long from plastering to handover? 8Feb 13, 2008 10:45 am Just wondering what has to be completed after the Gyprock, here is my understanding for our house assuming the coving and skirtings and the bit around the windows have been done aswell.
1. Painting (with spray painting) walls and ceilings - 1 or 2 days 2. Power point/light switches/light holders- 1 day 3. Door frames installed - 2 days 4. Doors painted - 1 day 5. Doors hung + door furniture - 2 days 6. Staircase painted - 1 day 7. Bathroom/ensuite/toilet vanitys and cisterns fitted - 1 day each 8. Shower screen fitted - 1 day 9. Bathroom/ensuite tiling - 1 day each 10. Kitchen fitout - 3 days 11. Plumbing Kitchen/Bathroom/ensuite/toilet inc HW tank - 2 days 12. Gas connection fitting socket - 1 day 13. Kitchen appliances connection (electrical/gas) - 1 day 14. Ceiling insulation - 1 day 15. Ducted gas system connected/enabled - 1 day 16. Site cleanup - 1 day In addition to this, in our case, we have a staircase mini wall that needs to be built, gyprocked, plastered and painted and a front veranda/portico to be built and painted. We also have to regravel the driveway, install a phone connection, install a septic system and install carpet and click lock laminate flooring. At a later date we need to do paving, decking, water tank and shed/s. I haven't allowed for delivery and the usual delays. There is around 22 days of work there and with delays, we are probably looking at 2 months minimum. Anyone see something I have left out? How far out am I on my time estimates? We are also currently at Plaster stage with our house. Our Supervisor has said the house will be ready for handover within 3 months. l was at the site yesterday and spoke to one of the builders and he said "don't hold me to this but generally from plaster stage, the handover will be 6-8 weeks". The supervisor told us that we have to have our kitchen ready to go in at the end of February. Both baths are in but we still have most of the stuff to do on 3timesbuilda list although we are only building a single story house. We were told out contract date was 22 May. I was just hoping it would be more like end of April which is over 2 months away. Guess we will wait and see. My house is a small single storey.
So when I met with my site supervisor last week, he said since plastering was being done this week, handover would be in 7 weeks... but it's mid week and there's been no plastering done yet Re: How long from plastering to handover? 12Feb 14, 2008 8:39 am We had our meeting onsite 2 weeks ago, which was before plaster started, and his estimate from then to handover was 10 -12 weeks. Baths were installed before plaster. It took 1.5 weeks for plaster (it finished Tuesday), and yesterday (Wednesday) we had the cabinets delivered and installed (ensuite - including installing the hand basins, kitchen with overheads - including the butler's pantry, laundry - including the trough and overheads, and bathroom - including the hand basin). We were amazed that they all got installed in one day! We also got the skirtings, architraves and internal doors delivered yesterday and they were beginning with those today. Based on the rate the plasterers put up the cornice, I'd say maybe 3 days to fit all of the skirtings and archs. Then paint (2 weeks), tiling (3-4 days), electrical fitout - powerpoints, light switches and light fittings (1 week?), then I think it's final inspections, which we were told to allow 4 weeks for - including the builder inspecting, the "independent" inspection, our inspection and any fix ups. This is a single storey - I'd allow another month at least for the extra size of a double.
It really depends on the tradies - how fast they work, and how well it's coordinated between jobs (gaps or continual work). We had a few days where nothing was done because the tradies were AWOL... lots of variables to determine time. Ray. Flyscreens and security doors - 1 day I think quite a few of the above could be done at the same time. I think a maximum of 1 month should cover it but we'll have to wait and see. If our case, we found the kitchen sink leaking, spa bath leaking, bathroom vanity/basin leaking, ....etc. All the plumbing work might be done by a junior person! I therefore estimate another 2 months for us...but i would like to be pleasantly surprised with an earlier date.....

with us site start was early dec. by xmas we had the slab and timber delivered. Bricking has j u s t started.. and handover is 28th July on contract. in that case it shd be a super quick phase betn plaster to handover If this is a custom build then I would expect the builder to set out the door frame closer to the wall to avoid the gap between architrave and the wall and or specify… 9 8289 Congratulations!
