I think we are now in a similar boat to you - PCI has been scheduled for 21st Feb, so allowing a couple of days to fix defects and a bank valuation, early March is likely for us now. A machine was meant to get into the back today and do some levelling for the rear retaining and alfresco/pool slabs - ground was still too wet, so thats been put back to Wednesday. Front fence will be rendered same colour as garage. Got powder coated slats being installed horizontally between the posts (will be painted Dune). Really impressed with how the front is progressing - turns out we've got a lot more room to work with. Actually a week behind schedule at the moment. The property behind us is a housing commission property - lovely neighbour and when we approached her was not going to have any objections to providing access so that the rear retaining can be completed. The rear retaining is essential for the alfresco slabs, pool surrounds and water tanks. Anyhow builder has subsequently approached the QLD department of housing, outlining our intentions including the retaining, and the fact that the rear fence line is 300mm inside our boundary (which we have to pay to replace the entire fence because the fence act does not apply to Crown land). We also wanted to connect the stormwater to the stormwater pipe that ran through the rear property. Anyhow Department of Housing was happy to provide access, however contrary to the advice they previously provided when the original DA was submitted, they now required 2 months to undertake their own survey to see if they need to add an easement for the stormwater and that our builder has to provide a $30,000 bond in the event of any damage occurring. Needless to say, we and our builder we not happy with these conditions, so we are no longer connecting to the stormwater (instead using an existing rubble pit). Access has now been granted and the bond reduced to $5000. So excavator is getting in on Wednesday. So a week behind schedule now - looking at an early March handover. Did get into the house on the weekend - power has been connected. Place still needs the cleaner to go through though - floors are disgusting! After all that rain we had, as well as access issues with the state government, rear retaining has finally gone in and the correct property boundaries have been restored. Got back about 12m2 that had been lost. Rear retaining has also resulted us in having a lot more space behind the pool which has been a win! Solar panels have also been installed, so they are chugging away exporting to the grid, without too much power being used onsite. = $$$$$$$ Expecting the slabs for the shed, alfresco, pool to be poured later this week. Front courtyard fence has been rendered and powercoated panels have been delivered ready to be installed. The 2 video intercoms have been wired up to the front lights and the electric strike waiting for the gate to be installed. Next week will be the laying of about 90m2 of outdoor tiles, rendering and tiling the pool feature, replace all the boundary fencing and finalising the landscaping, irrigation system and turfing. Final week will be inspection, sealing the driveway, paint touch ups and pebblecreting/filling the pool. Well what seems like it has taken 3 months (no actually it has taken 3 months) the rear retaining has finally gone in. It might not look like much, but the struggle that has gone into this 900mm retaining wall has been epic! But as you can see it has given us heaps of room out the back of the house (although will loose some with the 2x slimline water tanks) Alfresco has been levelled out - hoping that slabs will be poured early this week with tiling to follow shortly after Front courtyard has also been retainined, giving us a beautiful front area to landscape with. Will be very private once fully enclosed. So on the home stretch now. Bits and pieces being finalised on the inside, but its mostly the outside and the pool we are waiting for. A couple of reasons why we went with concrete retaining out the back and timber out the front. 1. The retaining at the back is just inside our boundary. Although treated timber retaining is likely to last a good 20+ years, due to the questionable drainage, difficult access and potential impact on structural integrity of the pool, we opted for concrete sleepers. We did originally opt for Timber, however we were unable to get permission to connect to the rear neighbors stormwater - so we applied to council for gravel pits for drainage. Due to the likelihood of water congregating around the wall, we thought it would be a better option to go with the concrete. In the front courtyard there will be easy access, so if the retaining fails, it will not be a drama to pull out and replace. 2. Costs - concrete retaining is a lot more expensive than treated timber as we found out. The entire rear boundary had to be retained - 16m wide and 900mm high, so it turned out to be an expensive exercise. I may be in but I have all the earthworks/retaining/landscaping to still do myself. Agree about your points on the retaining- allways go masonary over treated timber if you want it to last. I will be using the precast retaining blocks and have surprisingly found out they will actually work out cheaper to build with than timber sleepers by the time you factor in the costs of all the concrete and hole digging that timber walls need. With blocks I have calculated a huge 37m x 800mm tall wall is only going to cost me around $1500 all up, DIY of course. Good to see your solar PV running. Just got 5.5kw installed myself yesterday, frustrating that I have to wait 1-2 weeks before I can turn it on as Energex need to reprogram the meter. Congrats plucka on your PV install. My system is currently churning away happily with nothing plugged in - should get a nice credit on this quarter's bill. If you haven't done so already, make sure you check the status of the EWR in Energex's tool. If it says anything about waiting for your retailer, make sure you give AGl/Origin (or whoever you are with) a call and quote your EWR number so they can fix it up from their end. Energex reprogrammed my meter after 3 business days! Would love to have done a bit more DIY on our landscaping, but am a bit time poor these days. Looks like I won't even be able to get anytime off once handover occurs, which should make moving fun. At least paying the builder to do it all, I just have to turn the key and I'm done! Meeting with the SS and concreter tomorrow to sort out the slabs for the shed, alfresco and pool area. Tiling of these areas should commence on Friday if the pour goes as per schedule. Pool fencing should scheduled to be installed Wednesday next week, which means the glasscrete can be poured the next day and filled. Landscaper was there this morning installing new rear and side fences. Front fence is having the panels powdercoated and should be installed early next week too. All happening now!
