(TAS) 22Jan 11, 2012 4:12 pm Feel free to ignore this all together, but you could do something like this, and incorporate dual access to the bathroom from the master (i havent done this on the image but it could easily be done)... add an up stairs play/study area, make the downstairs bathroom into a powder room only - and increase the size of the downstairs study - suddenly it can be a study, bedroom, theatre, you name it -- also gives you room for an extra cupboard... which you just said you wanted more storage! OH! & do note, the arrows n the bathroom arrangement should be doors... I am on a different laptop today so didnt have all my normal editing gear available... d'oh. (TAS) 23Jan 11, 2012 4:18 pm i recon..if you now have a 5 bedroom home (with a downstairs bedroom / study/ rumpus, great if you break your leg etc can stay down there and have sponge baths) you REALLY need to forget the mt view and get yourself an ensuite, you still ONLY have 1 shower (sorry matt+jo) love you.... but one full bathroom and a loo downstairs Is this the UK? I think not there has to be a way to make this house give you maximum stuff, even if you dont have the $3k now to put in an ensuite, get the room and plumbing done so that when you have those teenagers and no access to a shower for 4 hrs...you will come to nz and hug me for allowing the space for the room during building!! (and I will give you the 3k then) there just has to be a way to get a good compromise (ie I win....) Re: New home in the hills! (TAS) 25Jan 11, 2012 4:24 pm no, I think downstairs is brill now... a powder room, near outside so kids can come use it via the laundry, and that storage room...YUM! however, we wanted to copy your home with 2 bathrooms upstairs..not give em what they think they want!! sorry..but the view has to be compromised...get a balcony or something to see it around the corner of the building im going to have a play!! (TAS) 26Jan 11, 2012 4:31 pm Not sure of this is any better... and im not sure how the plumbing would need to sit if you were to do the plumbing but leave the ensuite out... ie: would there be pipes etc through the floor? If not, if you could keep it concealed, this would be a nice little parents retreat until you had the spare cash to build the ensuite... however im pretty sure the plumbing would have to come through the floor and walls already which would ruin that idea! haha How about a cheaper alternative to an ensuite? ie: instead of a fixed vanity, get a free standing one or a kit setup from the likes of ikea etc - may save you enough money that it fits in the budget, and everyone (read: kiwi haha jk) is happy! you can always upgrade the fitout later.. http://i1179.photobucket.com/albums/x391/j0anne04/taththi_ensuite.jpg ** note, now that my own plans are being sent for drafting i cant help but fiddle with someone elses..... ....someone else's PLANS that is. (TAS) 27Jan 11, 2012 4:37 pm Also downstairs - that storage could become a pantry, or general storage, AND you can maximise the under stairs space to extend it as well.... OR you could swap it with the powder (powder easier to access from entry point for kids) and it'd give you a hidden storage spot with access from the study... Personally prefer the first option as it gives you maximum storage space and I never have enough room in my kitchen, but it may work better for you if they are swapped. (and have put it in my drawing....whoaoao ME) make the powder room a shower room downstairs..NOW and upstairs put the plumbing in for an ensuite, and one day put that in, but just use it for storage/ more wir space. you could move bed 2 to bathroom...if you dont want a bedroom next to your master wall..just wrote anything in the boxes!!! that storage downstairs could be a pantry,..just change the door to face kitchen wouldnt swap the loo and pantry..as too close to the kitchen (imo) I think the way you did it M +J, was good (bathroom next to 5th bedroom, storage next to kitchen), you could have it part pantry part appliance cupboard for crockpot, panini press etc and the laundry could then have a linen cupboard in it instead of food... shall we leave you now...is there blood coming out of your ears?? you KNOW (if you dont you do now) that plans are my fav things. custom floor plan thread is my number one fav thread!!!! could you guess!!?? here is downstairs and up Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ downstairs shower room: have a small slim long window above the shower for shampoo bottles etc. a window that opens. helps with mould. no window in pantry (as no outside wall!) Some thoughts we've had: - Think we need to ditch the offset of floors at the sides and back, just keep it simple straight walls. Building costs would be lower surely - We tried to keep both floors same size but it just didn't work.. downstairs was too small, upstairs the extra room was a bit wasted, so now trying with slightly adjusted dimensions but keeping upstairs less deep than downstairs. - We want all bedrooms upstairs to have one wall facing north, so in a way we're bound by the number of rooms, the minimum width, and any play area for our total width. I was up at the table till 4am, re designing something. Now I think of those times fondly, but it was hell....then! But it was also free, cos once plans are done...$$$$$ to change, so pencil and paper is your greatest friend at the moment. When you find 'the design' you will know, your heart will sing and you won't tweak it for 3 weeks...then draw it up You are ready!!! You will be able to do this...it will look great, and a dramatic box with large windows will be stunning Just need to sort out an extra bathroom...and you are done!!! Re: New home in the hills! Good luck with it - if its any consolation, we have spent MONTHS drawing plans, being told they wont work with our block (3m slope) and having to start all over again... now THAT was heartbreaking! All you need to do is rearrange a little..... can't be that hard.... right? Unfortunately money plays such a big factor. (TAS) 40Jan 13, 2012 12:35 pm Ok so I had a go at redoing downstairs to allow for staircase exiting somewhere in the middle of upstairs (against South wall). What you think of this? Haven't worked out the upstairs yet but thinking about allowing another metre. Also a mate of mine suggested going 600mm overhang either side for upstairs as he was told it would not add much cost to the build, and extra width is what is needed upstairs!
