(TAS) 41Jan 13, 2012 1:53 pm did your kid help ya! so a 3 way laundry...outside, into the hall and also into a loo under the stairs? is this right? sounds great!!! bring the door into the hall more, so you can have more bench and cupboard space in the laundry 'proper'. move the bathroom door up so this can be achieved. the kitchen looks good. an L shape and breakfast bar is a good use of space. (TAS) 43Jan 13, 2012 2:18 pm it might be wrong ..maybe that hall to nowhere actually has a door in it... to outside!?? if not, chop it off earlier and use that extra space in the laundry. a well planned laundry with ample storage for extra food, toilet paper, linen, beach towels, broom, vacuum, dog leads, even coats, etc can be a real saviour in a home Re: New home in the hills! So bathroom ideals are now: - separate toilet downstairs near rear door - shower/basin bathroom downstairs - full bathroom upstairs - small ensuite shower/basin, ideally adjacent big bathroom for plumbing ease Seems a lot.. 3 toilets, 3 showers, 3/4 basins, 4 spaces, 1 bath Re: New home in the hills! That was from the designer, we hadn't even considered that before Having seen it though I'm quite intrigued: - it could mean we have a main 2 car garage and space for 3rd car in the space - we could plan for having access onto roof of this garage/port later.. maybe planting some native grasses in pots etc? or even a bbq/sitting area? - it'd be a nice place to pull in and jump out into house - could be paved or decorated with plants etc, or a nice playing area - could hang clothes on rainy days? Naa in Winter it's going to be the main entrance to the house.. can't have that blocked cos someone's in the toilet. I think I read in one of your posts that you are having 2700 ceilings downstairs, we will call that Option A, and standard 2400 ceilings Option B. For either option you will need to add 200-300 for joists/beams and flooring above the ceiling height. That means for Option A (2700 ceiling) your stairs need to get to 2900-3000, by my calcs at 2900 that means a length of 4250, but the first 3 stairs can have ceiling over them and you will still retain the required minimum 2100 ceiling (I'm pretty sure that is the BCA requirement but I'm still learning!!). WIth the first three steps being under the ceiling above, the actual floor opening in the ceiling above will need to be about 3220. For Option B (Standard 2400 ceiling) your stairs need to get to 2600-2700, calcs at 2650 means a length of 4000 and a ceiling opening of 3321 (you can't put as many stairs under the ceiling above). In either case you need to consider the landing top and bottom, probably another 900 minimum, ideally 1200 to give you room to manoeuvre difficult furniture! (TAS) 58Jan 13, 2012 5:18 pm Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ shower room can have 2 long slim windows each side of a basin, light can come into the laundry via a glass door and light from the 2 windows in shower room, slider door into shower room. it really is then a mud room, where you can strip off, grab a towel from the cupboard, shower, put towel and clothes in the machine and walk out naked... also look at getting a walk in pantry. wont be very wide, but hey, tins are not very wide and have shelves floor to ceiling, you can fit a lot in a small room. fridge is the other side. a laundry in a new home, looks like a mini kitchen. no dirt, no filthy sink, no cracked floor tiles etc, so the powder/ shower room 'shouldnt' look disgusting if guests have to use a downstairs loo. and it will be a large spacious room. It's going to be the main door and it just doesn't sit well having bathroom facilities on the way out the door.
