Some put fibre sheeting above the windows and paint the sheeting. jamiet, in damo's example, he's building the Meridian and the std height is 2440mm in with Plantation Homes in qld, in melb the meridian has 2590mm ceiling height already in the house. Therefore, any infills and lintel requirements are already included in the price of his home. God Luck with your negotiations damo... Of course you can, but any further variation means: 1) possible delay 2) extra cost 3) some builder charge fee of $250-$500 for every single changes check with your builder for details.... it appears we just have to accept the higher price we were charged, but hopefully this information can be used by others during their negotations... I'm not sure how the energy ratings differ between states but the 5 star inclusions look a lot better down your way, r3.5 roof and r1.5 wall batts vs r2.5 roof batts and wall wrap here.... When explained that Dennis family as well as PD have quoted lower this was their explanation:
1) most builder have 600mm between roof trusses, nbg only has 450mm between trusses. Therefore, nbg's roofs have got more trusses per sqm than other builders. 2) NBG uses higher quality timble than other builders. 3) I might have just been born yesterday but after getting 3 different independent reps give me the same quote me thinks perhaps the particular rep wasnt ripping me off that day...perhaps its's something bigger...perhaps its a conspiracy Anyways, there ya go....seasoned veterans is this for real...or just a bedtime story about trusses being 600mm apart for the average big time builder? I bet it won't be more than 33% of the timber cost. Somehow, even with this siatuation with nbg about the roof...overall we have been very happy with them save for this one issue...i guess at the end of the it's the gut-feel ?
