How much does it cost to get ceiling height of 2550 in lieu of 2400 mm for a 38 sq home? A rough estimate would be great as i think our builder may be taking us for a ride. The bonus for Jan was 2550mm ceilings...however, stockland requires us to have a 25 degree pitch roof. Instead of paying an additional $2,028 for a 25 degree in lieu of 22.5 degree pitch, the builder offered to do the 25 pitch roof for free if we waive the 2550 mm ceiling and take the standard of 2400mm. Are we getting a good deal ? or are we being ripped off? Your thoughts would be greatly appreciated. B/P, we paid approx $680 for 25 deg roof pitch and approx $2400 for 2590 ceilings in a 36.6 sq home single storey... Hope that helps... its a double story home..and we're going with nbg. I too thought that the ceiling height would cost more than the roof pitch, he gave it to us too easily...if anything he should throw in for us the letter box etc at no extra cost (he was charging us $1095 for the letterbox...after some haggling, came down to $510...still seems pretty high...it is a bagged finish like our house) Re: Ceiling Height & Roof pitch, are we being ripped off? 4Feb 11, 2008 7:47 pm We are paying $491 for 25 degree roof pitch....2 storey with Henley at a Stockland estate...
We are increasing the ground floor ceiling to 2700mm for $2629 and at contract signing we were informed that we had to raise the 2430mm first floor ceiling to 2590mm so that the balcony doors can fit (due to 25 degree roof pitch)...this at a cost of $1592... NBG quoted $2,344 and after bargaining, he brought it down to $2,088. THat's very high considering what your builders charged you & what dennis family homes quoted i.e. $786 for 25 degree roof pitch in lieu of 22.5. The display home was 2550 lower floor and 2400 forst first floor. The standard for ours is 2550 for the lower floor and a bonus of 2550 for the first floor (Jan bonus)...unless we choose to accept the NBG's (crazy) advise of switching from 2550 ceilings for a 25 degree roof pitch. His quote for the 25 degree roof pitch is too high to begin with...so i think i'm going to have to give him a call tomorrow... Is it like site cost being more expensive for a single because of the footprint? Re: Ceiling Height & Roof pitch, are we being ripped off? 9Feb 11, 2008 8:09 pm I don't actually think that it actually makes much difference in regards to the builders "actual" costs of the materials/labour (it's only a few degree's for petes sake).... maybe just that it's not standard to their plan perhaps...and they all feel they can get away with it???
Stand your ground, that price is ridiculous!!! negotiate them down to something more reasonable.... OR alternatively call another display centre and ask them how much it would cost (if say you were looking to build that particular house....maybe) and then call your sales person and negotiate with all the information in your hand. I agree with you... it would increase the size of the trusses, etc.. but it would be minimal. So cost wouldn't be that much! I think we just got gouged, it'll be interesting to see how they justify an extra 100% over what they appear to charge in vic... We paid $5950 to raise ground floor from 2400 to 2700, and $4950 to raise 1st floor from 2400 to 2700. Hope this helps! Wow that is huge. Two builders I spoke to about raising the roof was about the $2500 mark and that was for a 330m2 single story. I'll have to find my contract to let you know how much it was to raise the pitch to 25 deg. From memory it was only a couple of hundred dollars, not much in the scale of things.
