Actual cost is $4,400, it's real knock off for us. The BAL regulations changed in August of this year and given that the sales consultant would not have had your BAL report at the time of of sale I would see how throwing a ballpark figure at it might not work (it does suck that they tried to do so though). mqtutor 2. Asset protection, owner need to apply and pay fees and security deposit. Any idea how much? They can't tell me until we start construction. This is a common charge yes - the reason why the builder can't give you a price now is because your council has to come out to the building site and note down any council assets (eg. footpaths, nature strips, signs, nature strip trees, underground assets, pits and road pavement). From there they decide what the potential replacement cost of said assets is and work out what your security deposit will be - cracked footpaths and torn up nature strips are the most common problems but you should still get most, if not all of your security deposit back. mqtutor 3. Survey pegs, $892 to re-survey if required. Avoid this cost by finding and identifying them yourself - take a small spade and dig around a little where you anticipate the corners of your block should be and you should find the title pegs (they are buried quite deep in the ground so it is unlikely they would be dislodged). The flimsy sticks you see sticking up are not the title pegs, they are just markers making them easier to find and when you find the title pegs you can bash in markers of you own next to them to make them easier to find for the builder. mqtutor 4. Protective hoarding to color bond fencing is owner responsibility. Any idea how much? It is indeed your responsibility to protect the boundary fence - colorbond is really fairly flimsy stuff and can be dented/scratched quite easily so you will need to protect it. You can hire hoardings on a temporary basis though and the cost should be fairly minimal compared to what you'd be paying for your build. mqtutor Also they told me Evaporative cooling will have separate ceiling fans to the heating. Wow there will be 14 holes + exhausted fans in the baths.... That is correct - evaporative coolers require different (and much larger) ducts than you need for heating. Hi cm, thanks for clarification. All these cost blow out our tiny budget - we thought all will be included in the site cost. With the council asset, who is going to pay if something break? Will I lose my deposit? Btw, I'm building in Point Cook. Does anyone know roughly the fee and deposit? Thanks for the tip about the peg, how deep should I dig? Carlisle (From memory when we built) will provide a cheque on settlement for any damage that they cause during the build to the foot path. This is why you take photos before the build to make sure you notify the council of any pre-existing damage to their assests to they have to fix and not you! I didn't have the bushfire regulations when we built so I can't help you there - but my understanding is it is the law and every builder will have to charge their customers for this. We upgraded to have refrigerated cooling so the vents for the air con were the same as for the heater - with the higher ceilings though I don't think you will notice the holes in the roof for your vents - so i wouldn't stress about this! I personally don't go over to peoples houses and look at their celing Hope this helps. We build with Carlisle as well, and this hiccup make me wonder about their credibility. It's good to hear Wyndham council does not need Asset protection Permit But 2 things mentioned in the tender: 1. Crossover bay - Carlisle cannot be held responsible for any damage, What the hell at least few hundred dollars to fix it. Builder should have insurance to cover this kind of things, don't they? 2. Footpath - Carlisle will reimburse $113 per square plain concrete, is it fair enough? Unless there were unforeseeable issues with the site, I dont think you should have to pay for contractors errors or poor planning.
