One thing that concerns me is that I see a lot of rendered houses that have staining that looks like rain has washed out the colour. Is there a way to prevent this happening? For example around the corner from we we live now is a place less than 6 months old that was stained before it had even been finished. Then there is a place that was built by the big M that is partially rendered yet has no staining in 2 years. Another example is a rendered house probably 70 years old that has no stains at all. So I was wondering if it's a matter of cutting costs and leaving out a step or two? Or is it certain brands are worse than others? Or is there some coating/sealant/whatever that can be put on after the texture to stop it happening? Anyone here have any comments? Secondly prevention is better then cure. All the staining I have seen originate from rusty sources of metal from balconies etc. There is a sealer you can also investigate to prevent stain from bird droppings and fading from UV rays. Problem is in sand and its reaction with the cement, as you know sand is a natural product and it comes from the ground, sand may contain salt contents, metal minerals, clay mineral etc. which will cause stain on bricks or cement render. I found you can prevent these if you follow some of these procedures: -If you have sand and cement under tiles on balconies, put one more coat of waterproofing on top of the sand before you lay tiles, this will prevent any run offs down the wall in the future, and yes it works. -When rendering the house leave the render to dry 28 days before you paint it. -Before painting make sure that every V joist and expansion joist is filled with brickwork sealer and all gaps closed, this will prevent water entering in the brickwork and will minimize any stains. -Use plastic weepies on all weep holes, this will prevent water entering into the brickwall. Im sure there are other solutions, but these are must have, and most builders dont do this. Use a product like Equisol's Vitalise to clean the deck then coat with a penetrating timber oil. It will look 10 years younger and add value to your home.
