Me and my partner are just about to start with the build of our first home.. just waiting for plans to be approved by council and its all go!! We are also looking at building in the Essencia estate at Dakabin. Very new to us, this is our first home and building seems quite stressful....especially considering all the horror stories I have been reading about some of the builders being used in the estate. Really like the look of the area and the layout and future development of the estate and it's surroundings. What builders do people recommend and or using??? Are Simonds as bad as all the reviews I have read??? Sorry for such an average first post. I haven't heard of those builders before! We are building with bold properties and they are great! We were quite nervous about the whole experience but the team at bold are very helpful and professional( as they should be when you are paying good money hehe) we have not had any problems at all as yet.. Fingers crossed!! We are currently up to frame stage and it's all happening so quickly. Colour selections are a bit nerve racking but really fun are you looking in stage 2? We are currently looking at Stage 5, it is to be fully developed by July 2012...there are a few vacant blocks for sale that we are considering too. Glad to hear that Bold are great so far, do you mind if I ask what design plan from Bold you picked? I really like the look of Aressana235 but who knows....talk about stress! We are in stage 1 I didn't realize they were all sold now.we are building the villa 166 - they have it on display at north lakes along with another 2 houses, we fell in love with their houses straight away. I put that down to having a great site supervisor and having my plans accurate before the build started, if the plans are not right, then the tradies will work off incorrect plans during the build, and don't sign off on the contract until the plans are correct. I should clarify though that we started with Bold but somehow it morphed to an Intrepid Homes build. I see it as a bit half and half as the father (Intrepid) and son (Bold) team's companies work together. Anyway, thank god we got the approval now because we have had enough of dealing with their administration process. I commented to my financier the other day that I hope their building makes up for their terrible administration. We are continuously correcting their paperwork despite emails, meetings, and phone calls clearly stating what we want. As we advise them, we have a very strong feeling that they are dragging their heels. We have had to be very patient with them for the sake of getting the house built (their first quote was provided to us in April 2011). My Partner was even told by bold at one stage that a particular issue didn't matter because it was our first home! It may be our first home, but its also our hundreds of thousands of dollars! We choose Bold for their good designs and word-of-mouth reputation (as well as reading "Dave's Warner Lakes Mansion" topic on this forum). However, at this stage I would not be advising my friends to consider them. I was very happy to hear they were rolling out a new online build progress tracking system for their customers. I thought this would alieviate some of the issues we are having, but this system has not yet started as far as I know. So having received approval last week, we are expecting the first build stage to start imminently but remain wary of further issues arising. Fingers crossed all will go well from here...wishful thinking? Are you aware of the future development of Alma Rd, Dakabin station relocation and expansion, the bus route, the Bruce Hwy flyover to Ikea and the Westfield precinct? When we brought the block of land the sales rep gave us a bit of infomation on the future developments of the area- she didn't mention the bus route but thats great news because the closest bus stop is almost 1 km away. I really love the area so far! What stage are you builing in ? Re: Building in Dakabin QLD 10Feb 25, 2012 3:54 pm I was informed by 'Sandy' from Essencia about the expansion to Westfield, IKEA & Costco coming in & also the relocation of the train station. It's only just over a km to the Dakabin train station so easily walkable each day. We purchased a block in Stage 5 (Herron Close I believe the street will be), nice, centre block with mountain views...so the sales pitch went anyway . The developers have been quite great to deal with and we are just in conveyancing stages- settlement is suppose to be mid March. We have decided to build with Hallmark Homes. Have heard nothing but good things about them and the site supervisor that builds in essencia is apparently quite old school and has high expectations for the product delivered. Have even heard of stories where he has chased down a contracted tradie to fix something up without the owner needing to be involved. This morning we met up with Graeme from Hallmark (based at North Lakes) and went over our plan (Vogue 196) and made a few changes, added a few extras, etc. It was refreshing hearing his honesty about certain things that come standard with the home and was great to hear him offering suggestions on changes that would save us money, or offering alternatives. He was not pushy at all and comes across as quite a genuine person, other people I have spoken to who have dealt with him also have nothing but good things to report. One of the things that drew us to Hallmark was the fixed price only contracts and the fact that they don't furnish their display homes. It's nice to be able to walk in and see exactly what you will get, rather than the illusion of what the house looks like with $100,000 worth of Freedom Furniture in it . Really looking forward for it all to get underway properly. Really like the Dakabin area, the peace and quiet will be appreciated (while it lasts). I heard council are taking awhile for approvals probably due alot of people taking advantage of the building boost! We waiting about 5 weeks for council approval. Have you done any colour selections? Re: Building in Dakabin QLD 12Feb 25, 2012 5:53 pm We're in Stage 3. My boss built with Hallmark and says they did a fine job in the end. Yeah, Sandy's great, she has given us some helpful advice. Apparently they are doubling Alma Rd, adding a petrol station and flyover to Ikea/Costco etc and linking the train station and Westfield with a bus route. Who knows how long this will take though. Our land finally settled about a month ago....the drama's we are having now is how fussy and unhelpful the developer's are being regarding meeting the covenant requirements....happy to continually reject plans but when we ask for advice on what they would like they refuse to assist. We ended up telling them our intentions and they have agreed.... I'm at early stages mind you. Very flexible with their designs, (I had discussions with "the two big builders" who wanted thousands to move internal walls.... Bold have quoted me nothing to move internal walls!), very forthcomming with any anwsers to questions and have provided me with many detailed drawings of their designs (Not just the graphical floor plans). I've also been quoted for a few big upgrades such as 2700 high ceilings and colorbond roof at a fraction of what the "big builders" quoted me. Have spoken with people that have built with them too.
