I have gained so much information from the forum, thank everyone for your information and discussion. We have received a quotation from the draftsman. Please commend on the quotation : 1. Site Assessment and Planning Permit Drawings $5,100 2. Planing Permit Application $ 6,500 3. Final Drawings and Building Permit $ 11,500 It's will be a two story house, apprx. 25 sqm This is our first home, so please help me. Thank you for your advice. Will my dream home come true? I am no expert but that seems expensive to me although I have no experience in planning permits (have never required to get planning permission before, thankfully). Why do you need planning permission? Full working drawings with a draftsman you should be able to get for $4000-$5000. Building permit approx. $2000-$3000. Does your quote include soil tests, engineering, electrical plan, energy rating??? Costs can depend a bit on your location. In answer to your question: Will my dream come true? Your dream will come true but maybe not with that draftsman!!!! Your dream is off to a good start because you are already on homeone!!! That's a great start. Good Luck. It includes engineering drawings which are Drainage and Retaining wall, Structural, Electrical and energy rating. But it does not include soil tests. He said there are Structural Engineering Fee of $2,500 and Building permit application fee of 1,800 in order to get the building permit. If I cross these fees out, it's still too expensive, compare to your estimate of 2,000-3,000. This usually means someone has market up the price.
