I guess tell them what work are left to do and if they can give you an OC based on whatever certificates you have and the tough situations we are in. You never know you might be lucky! ~~~~~~~~ Generally we require: Submit the standard certificate package for piers, slab, salinity, termite protection, waterproofing, smoke detectors, stormwater drainage diagrams and property surveys. Submit evidence of compliance with the Council approved BASIX certificate including: Tapware; WC's & Hot Water Service; Insulation/Sarking; Rainwater tank; Air-conditioning. Wondering what's the hold up with insurance? You have submited your quotes and QBE is getting their own? Re: Cosmopolitan Homes - Liquidator appointed 194Dec 08, 2011 5:10 am Hi Chiao, Our DA only took 4 weeks to go thru council, the rest of the delay was WM telling us they couldn't find tradesmen....( would you believe for 6 months they couldn't find tradesmen...yeah right!) Our claim, quotes & any paperwork they wanted we lodged back in October. They're telling us it's a slow process & they have 90 days to process the claim, so not much we can at the moment but wait & pay the mortgage Re: Cosmopolitan Homes - Liquidator appointed 195Dec 08, 2011 8:36 am We were told by QBE not to bother with our own quotes being in Pemulwuy as they had a builder who was interested on taking on the work in that area. 2 weeks after our house was supposed to be completed and still not even a word from them. It really seems all the assurance from the meetings and letters etc was a load of BS just to stop panic and further damage to the industry. Lack of support from builders, insurance and the government is certainly not doing the industry any favours. I have obtained quotes from the cosmo tradespeople to finish the job. All I had left was appliances and some finishing (unless there is bad workmanship) I think I need to be a certified 'owner builder' if I was to commision these tradesman directly. I cant be get this certification so looks like I have to wait for QBE to find a builder for me. So, I think I should be in by this time next year..>>!!! Being that close to completion in Pemulwuy I would've expected that you be on that list. We were first cab off the rank to get work done by Trend and we are moving in tomorrow. With the rain delays there is still external work to be finished but with SICorp paying for our hotel accommodation I think they were keen to get us in the house. I know that Trend have been trying to use the same tradesmen that were appointed for Cosmo as most have our stuff still in their factories ready for installation. As for the certificates, Trend had to pay to get them again as they either weren't done by Cosmo or Cosmo didn't hand them over. So some of the work couldn't start with new tradies without that certificate being issued. FYI, we were only 4 days from moving in. According to Cosmo at our PCI, all that was required was a bit of touch-up painting and carpentry, installation of appliances and turning on the power/gas. Once Trend got on board, it was found that the electricals weren't ready to go, the connector for the solar panels wasn't installed, there were lots more things to fix/install and Trend found some defects that will have to be repaired down the track - eg we don't have sufficient drainage in the driveway and could have flooding issues. So what seemed like a basic 4 day wait has actually been around 4 weeks work with things still to complete. Hard to know whether Cosmo were trying to cut corners or if the tradies were as they weren't being paid properly - or at all it seems. They demanding the practical completion payment and the outstanding variations (the work involved sewerage connections and hasnt been done). They have threatened legal action (at my expense) if I dont pay. the audacity is stunning.. Did you have to sign another building contract with them? I am in Greystanes so just outside the pemulway estate. Pity by project got allocated to the other group almost complete group. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending. All their existing trades and businesses don't work with… 14 108705 Hi there!
