My windows and doors have large gaps at the top (about 10cm) between the door frame and brick work. How is this normally finished? With what and who is the best type of tradesman to do this. Hi tintin, we first approached my neighbors builders, they are either not interested in picking up someone else’s mess or want us to be home owner builder so they can just supervise and organize the trades without the need to issue home warranty insurance. I prefer to have one builder to take on the job and issue me insurance, so we went to a broker. We got quotes, but no separate costing for stolen/defect/incomplete so I have to chase them otherwise can't submit to insurance. I hope I don't end up needing to get other builders.... It's not easy and it's a pain. Mark from HWIS did say QBE will public a list of builders who are interested in the jobs, so maybe give that a go. Also, maybe ask Mark if he can help you get the tradesmen to finish the job as it was the initial attention and you seem to be so close to completion. However, Cosmo said house is only a week from completion, but there are many things stolen and defects, couple of builders think it will take 2 - 3 months to finish the job!! So do get a few builders to come and check. There could be defects that only them can pick up. But common sense tell me there should not be 10cm gap in your doors or windows!! Re: Cosmopolitan Homes - Liquidator appointed 185Dec 05, 2011 10:14 pm Temvardar Our house is about a months worth of work from completion according to our SS who we are currently talking to (as well as some of the tradies who are happy to talk to us and are letting us know the state of the work they had left to do), but it does look like we'll need to go the BSA insurance route. Does anyone know if we are allowed to get work done on our house to make it livable without voiding our insurance? So sorry to hear more people are affected in QLD I guess it's good in a way that you can now move on instead of being on the edge and worry. From what HWIS told us, you should not carry any work yourselves, in case the quantitative surveyor need to come and assess the work which happens to most of us. Hang in there, it took SiCorp here couple of weeks to organize the meeting with the homeowners, but you do get answers/directions at the end. We are all here to give each other support. I have organised a formal building inspection (at my own cost). This should give me a starting point in terms of working out what is required. In relation to the gaps, these are above the sliding doors only. I wouldnt call it a gap. More like the door is smaller than the hole that has been created for it rather than a minor finishing issue. I understand there are trim kits for these. Just seems like bad construction to me. There was a mention in the home owners meeting that those close to completion could be in by xmas. This was a load of BS. all thats happeing is QBE is a getting a report by Friday and after that they will talk to builders and get quotes for completion. QBE really needs to come through with some specific guidance for people home warranty website now says that no building activity is expected to start until Feb. We are all in for a long and painful ride........ I'm really going through all the stages of grief here. Just read QBE's letter, it seems even we get our own quotes; they will still get their pool of builders to quote. This will definitely delay things even further. Did they just tell us what we would like to hear at the meeting so we can go away? : ( Tintin, is gap the only thing that is pending? Assuming it's not structural and fixable by re-do the frame, gyprock or brick (depending on gap is inside or outside). If so, might be an option to get PCA to issue you an OC or interim OC, move in and deal with the defects later?? Cosmo's PCA finally retuned our calls and said they have been paid fully so will come and do the final inspection when we are ready. However, I don't think we have all the paper work required. Anyway, might be worthwhile for you to look into. I guess tell them what work are left to do and if they can give you an OC based on whatever certificates you have and the tough situations we are in. You never know you might be lucky! ~~~~~~~~ Generally we require: Submit the standard certificate package for piers, slab, salinity, termite protection, waterproofing, smoke detectors, stormwater drainage diagrams and property surveys. Submit evidence of compliance with the Council approved BASIX certificate including: Tapware; WC's & Hot Water Service; Insulation/Sarking; Rainwater tank; Air-conditioning. Wondering what's the hold up with insurance? You have submited your quotes and QBE is getting their own? Re: Cosmopolitan Homes - Liquidator appointed 194Dec 08, 2011 5:10 am Hi Chiao, Our DA only took 4 weeks to go thru council, the rest of the delay was WM telling us they couldn't find tradesmen....( would you believe for 6 months they couldn't find tradesmen...yeah right!) Our claim, quotes & any paperwork they wanted we lodged back in October. They're telling us it's a slow process & they have 90 days to process the claim, so not much we can at the moment but wait & pay the mortgage Re: Cosmopolitan Homes - Liquidator appointed 195Dec 08, 2011 8:36 am We were told by QBE not to bother with our own quotes being in Pemulwuy as they had a builder who was interested on taking on the work in that area. 2 weeks after our house was supposed to be completed and still not even a word from them. It really seems all the assurance from the meetings and letters etc was a load of BS just to stop panic and further damage to the industry. Lack of support from builders, insurance and the government is certainly not doing the industry any favours. I have obtained quotes from the cosmo tradespeople to finish the job. All I had left was appliances and some finishing (unless there is bad workmanship) I think I need to be a certified 'owner builder' if I was to commision these tradesman directly. I cant be get this certification so looks like I have to wait for QBE to find a builder for me. So, I think I should be in by this time next year..>>!!! Being that close to completion in Pemulwuy I would've expected that you be on that list. We were first cab off the rank to get work done by Trend and we are moving in tomorrow. With the rain delays there is still external work to be finished but with SICorp paying for our hotel accommodation I think they were keen to get us in the house. I know that Trend have been trying to use the same tradesmen that were appointed for Cosmo as most have our stuff still in their factories ready for installation. As for the certificates, Trend had to pay to get them again as they either weren't done by Cosmo or Cosmo didn't hand them over. So some of the work couldn't start with new tradies without that certificate being issued. FYI, we were only 4 days from moving in. According to Cosmo at our PCI, all that was required was a bit of touch-up painting and carpentry, installation of appliances and turning on the power/gas. Once Trend got on board, it was found that the electricals weren't ready to go, the connector for the solar panels wasn't installed, there were lots more things to fix/install and Trend found some defects that will have to be repaired down the track - eg we don't have sufficient drainage in the driveway and could have flooding issues. So what seemed like a basic 4 day wait has actually been around 4 weeks work with things still to complete. Hard to know whether Cosmo were trying to cut corners or if the tradies were as they weren't being paid properly - or at all it seems. They demanding the practical completion payment and the outstanding variations (the work involved sewerage connections and hasnt been done). They have threatened legal action (at my expense) if I dont pay. the audacity is stunning.. Did you have to sign another building contract with them? I am in Greystanes so just outside the pemulway estate. Pity by project got allocated to the other group almost complete group.
