From the day the site is scraped, if tradies were working on it every day concurrently(one trade finishes, another starts the next day), how long would it take to build a 300sqm two storey house? I realise that is doesn't work this way, and a house would like this would generally take 6-12 months. However there is plenty of downtime in this period. I'm looking at the OB path, and want to get an estimate of the amount of man hours required to build a house. A lot of these assume two guys working at a time. Apologies to the women tradies. Here's my best guesses based on info here, online and talking to few tradies I know. How did this compare to your experience? Site prep, level and compact 1-2 days (1 man) Services(preslab plumbing and elec) 2-3 days (1 man) Formwork and Reo 1 day (1 man) Pour 1 day (3 men) Frames, Subfloor and 2nd Floor Frames 5 days (2 men) Trusses 2 days (2 men) Windows 5 days (2 men) Brickies 15 days(2 men) External Carpentry-Front and Back Door -1 day (1 man) Electrical Rough in -2 days( 2 men) Plumbing Rough in 2 days(2 men) Roofing and Guttering 3 days (2 men) Soffits 1 day (2 men) Insulation 1 day( 2 men) Plastering 3 weeks (2 men) Kitchen carpentry and benchtops and splash 5 days (1 man) Stairs 1 day (1 man) Balustrading external and internal 2 days (2 men) Tiling 10 days (1 man) (2 bath’s, powder + laundry Install of Showers and Vanities 2 days (1 man) Eleco Final Fix 3 days (2 men) Plumber Final Fix 3 days( 2 men) Carpenter 2nd fix-doors,arcs and skirts builtins etc 7 days (1 man) Paint 10 days (2 men) Flooring 300sqm 5 days (2 men) Various other miscellaneous 10 days Total Days 115 working days or 5 ½ months of fulltime concurrent work. Re: How long does it take to build a house ? 3Nov 04, 2011 12:20 pm 232 days and counting Projected finish is on day 268, contract was 300 days(last day is Dec31st so it has to be said they lose 13 days as they finish for end of year on Dec 18th, effectively a contract of 287 days.) and in the last 3 months except for last 2 weeks some skirting has been put on and they patched up 4m of cornice. Last 2 weeks painters are done and our tiling will be finished on Monday. OP you need to add in some time for slab to cure. My engineers plan said to cure for at least 7 days. Over by 81 days. 32sq Double storey with triple gge. Supposedly 285 days which was inclusive of 17 days inclement weather, 67 days holidays etc and 26 days for building delays. We never got any compo for the 81 days either but I know we were ahead by at least 2k by my estimates. I think the important thing to remember is that even if you as an OB can line all of your tradies up seamlessly, you might get caught out due to supply issues with materials. Geoff - Decophile. At contract stage they had 52 weeks written in befre they changed it to 36 weeks. Started on site 16th march....handover hopefully next week. They used all of the 36 weeks....there is no incentive to finish early. Good Luck.. Alternatively 165 consecutive days. There would have been perhaps 15 - 20 weekdays where no work was done. I recall the builder declaring 3 rain days. They work to a 16 - 24 week construction window in their contracts, so they just squeeze in at 23.57 weeks ( 165 / 7 = 23.57 ). They do have rain days and "non working days" up their sleeve though. Incidentally there is a calculator here that is capable of adjusting for Australian public holidays.
