Browse Forums Building A New House 1 Nov 02, 2011 3:59 pm We are in dispute with our builder over whether it is their responsibility (or their contractor) to properly compact the sewer trench. When our paving guys were levelling the area where the driveway was to go the soil was very soft and the bobcat was actually sinking. They had to get a hammer leg and some rubble to fill the trench (took 4 hours) which went all the way across the driveway. They hadn't seen it before and as it cost us an extra $330 we didn't think we should have to pay. The builder says that it is not their responsibility - they have never had it happen before which to me says it shouldn't have happened at our house either. The builder didn't attach anything to the downpipes for rain to run off the property so all the rain we had throughout the build has sunk to the lowest point ... the sewer trench. Our independent inspector says it is their responsibility - has anyone else had any similar experiences? We are not giving up without a fight .. this is just one in a long list of things we are not happy about. Re: Sewer subsidence - who's responsible? 2Nov 03, 2011 7:24 am Yep, very similar, but our sewer lines are at the back of the house and the "only" area that is affected is the patio slab ( ). We noticed ages ago that the sewer trench has been "going down" in the fill section. Not sure what happens in the undisturbed (natural ground) area, so far haven't noticed any. Also noticed that the trench was quite soggy deep next to the slab when we dug out the dirt to check on stormwater pipe repair ... but this could have been from all the water that had to exit the stormwater pipes when they repaired it There are standards in terms of sewage lines, but I don't have them. I'd say this is definitely the builder's responsibility. I think a bigger worry is the stability of the driveway. How is that going? My signature is distracting people from my wise posts ... Re: Sewer subsidence - who's responsible? 3Nov 03, 2011 8:55 am Hi Lex, we are not having any problems with the driveway thanks to our paving people contacting us at the time and advising what the problem was and then filling and compacting the trench. Sorry to hear about your problems ... For info on our build: viewtopic.php?f=31&t=43093 Built the McLaren by Dechellis - slab down 22 Feb - handover 30 Aug 2011 - and gardens finished 9 Dec 2012!! Re: Sewer subsidence - who's responsible? 4Nov 03, 2011 3:55 pm Thanks McL I guess we're a bit lucky since our patio slab is suspended ... so the trench or any other subsidence should not affect it ... but one can never be sure ...
