October 2004 we bought our little house – a 1950’s double red brick home nestled on a semi sloped 850sqm block of land, located in a quiet cul-de-sac with the vision that one day, maybe within 5 years, we would build our own home. So here we are, 7 years later with 2 beautiful children and another on the way. Building with Fowler Homes 2Oct 30, 2011 7:07 pm The last 9 months..... We began looking around February this year when we visited the Eden Brae Cremorne 37 at Oran Park. We thought this may be the house until we saw the Monte Carlo 33 by Fowler Homes. Something kept pulling us back to this house and we decided it was the one. We hadn’t looked at too many designs as we have only visited the Homeworld & Metric@n displays at Kellyville the previous year. They seemed to be dated in design. We were eager to see the new Homeworld displays but they were yet to be completed. So with a few layout changes and upgrades we signed the preliminary agreement on 13th August 2011. Building with Fowler Homes 3Oct 30, 2011 7:11 pm The last few weeks..... It has virtually taken us up until now to finalise the plans. There was an issue with our first floor rear balcony which delayed the process by around 4 weeks and along with a few other minor amendments, our final plans and building contract were received on Friday (27Oct). She advised not to sign the contract yet as the plans attached were not 100% correct. We are also negotiating the liquidated damages and building duration days plus adding our own special conditions, so we may need to wait a couple of days for their response. Are you adding more days or removing them? also are you waiving damages (I assume you're talking about if they go over the contract date right?) I can't see any builder agreeing to removing days from the contract and increasing the damages they have to pay if the do go over. They're more likely to turn around and say no thanks. I think you can get your wished liquidated damages, building duration days and own special conditions as we were able to get all ...our requests with Fowler . By the way, I think Monte Carlo is the most popular among Fowler designs! But your modified plan is even ...more beautiful I wish that we would have such big balcony, alfresco and garage! I suppose that your council is generous with rules on Build Upon Area and Floor Space Ratio. Can I ask you which materials you use for your privacy screening in Afresco? Our council requires us to provide 1.6m height privacy screening in Afresco and we consider to use privacy glass with aluminum frame. Re: The New No. 9.... Dreaman - that is a monster house. I'm sure that it will be great. I will follow with interest. Just like kiki, we negotiated contract period down and liquidated damages up. Building with Fowler Homes 9Nov 09, 2011 3:13 pm Yeah the garage is huge but only because the original wouldnt fit my husbands ute. We extended it by about 2m towards the front and then came up with the idea to relocate the laundry and bathroom to the home office area. Now we can have a workbench and storage area without having a shed down the back. Council said there is no issue with the size of it just the fact that it comes about 600mm past the home theatre room. Our council requirements are to set the garage back a min 1m from the front living area, so it is not the main feature of the house. We are going to submit a letter and photo evidence with our DA, to justify our reasons for the garage and upstairs rear balcony sizes. Hoping they are approved. Building with Fowler Homes 10Nov 09, 2011 8:35 pm Wow! Looks fantastic. That rear balcony is great, I assume you have a nice view out the back, where you can sit and enjoy the view. We looked at Fowler homes at the very beginning but didnt like the salesman at oran Park one bit. But have since seen some great homes, it seems they are more flexible than Wisdom, nearly all the Fowler homes I have seen barely resemble the original design, its great they can be so accommodating. Fowler agreed to most of our contract amendments so we wasted no more time and signed on the weekend. It will now take 3 weeks to prepare all the documents for DA lodgement. Then another 4-6 weeks for council to hopefully approve. Demolition date has been set for 20th December 2011. Looking forward to this, our little house is starting to wear out fast. The October long weekend saw the last of our hot water heater, unfortunately we had to buy a new one, even though we only had another 8 weeks left here. Colour selection done! Now we can submit our DA and hopefully have approval in 6 weeks. Still questioning whether we have made the right choices. The appointment and display centre took me a little by surprise. I guess I was expecting more advice to be given. Some of the samples were not available to view and we now have to visit the carpet supplier to choose our carpet and timber flooring. Luckily we had chosen our wall colour prior and had a fair idea of our kitchen and bathroom concept. Feel Fowler could prepare a pre selection pack of brochures so clients could have a better understanding of what needs to be decided on the day. I have already changed a colour choice whilst driving home. Hope we are happy with our selections below (will upload photos on build). Just need to make our tile and electrical appointments now.
