What it means by "including delays"?? Are we talking about rain delay or payment delay or builder mistake/problem delay or worker go on strike delay?
Browse Forums Building A New House Re: Timeline 21Feb 18, 2008 4:22 pm Mel&Em Just spoke to rep. He said that the quoted 350 days was an error and that the contract will be amended to 285 including delays. What it means by "including delays"?? Are we talking about rain delay or payment delay or builder mistake/problem delay or worker go on strike delay? Re: Weeks from slab laying to handing over of keys-double story 22Feb 18, 2008 6:07 pm Ahuang, Delays such as rain, weekends, and public holidays.
Blessed, we are going with the Classique facade but without the cross pieces on the windows. The windows will look like the Nevada. Eaves were the major factor in our decision. Re: Weeks from slab laying to handing over of keys-double story 23Apr 15, 2009 11:23 am That all seemed like so long ago. Our 305 days are up on 31 May 2009 and not sure if they're going to make it. Eureka Tower probably, 2 story residential home probably not. Doesn't make much sense. Hi Mel&Em, Take heart...slowly but surely we will get there ) We wouldn't be too fussed about the finish date except for the fact that my parents have booked their flight tickets to come and help us with the move. This stresses me out! I hope & pray the builder finished according to the dateline...and with a job well done. I am grateful for the help my parents will be giving us...just hope their travel here would be worth their time Your house is really coming along though. I do like the retaining walls. Did you ask for them? Our slab seems to be sitting at about 6inches above the ground in the front and about 1.5 feet higher than the ground at the back...I was reading about this and am torn between making sure the builder does the fill at the end of construction (he has kept the sil piled up in a corner) or perhaps it is better to leave the slab a bit higher as it may keep the creepy crawlies at bay? Also how is your slab sitting? I need to work on putting up the photos we have taken....in the next week or 2. We're only at frame stage though...just to warn you...hehe..we are trailing behind Brit & yourself. Re: Weeks from slab laying to handing over of keys-double story 25Apr 15, 2009 9:03 pm Yeah I know its all going to be worth it in the end, but come on already!!! The retaining walls that are already there were installed by the builder before construction, but I'm doing the ones going in at the moment. We've got relatively good access to the back yard through our side neighbour at the moment, but this wont be the case in a couple of months as he progresses with his build. I thought it would be a good opportunity to get the retaining walls done now and that's one less thing to worry about after the move. Our builder was good enough to let us start before handover so I organised an excavator to remove the excess soil, do the cuts and dig the post holes. I have ordered the steel I-beams to arrive tomorrow and the concrete truck is coming Friday afternoon. I've taken a couple days off work so will be pretty busy tomorrow and Friday. I'll insert the sleepers and do the agi pipes on Sunday before backfilling next week some time. I've got 28 posts to put in and have never done it before. Thankfully, I've arranged some pretty decent assistance so hopefully it'll turn out okay. Our slab sits pretty high as well, but we've got concrete piers underneath holding it up. This was because of the amount of fill underneath. Good luck and keep the pics coming on your thread. Re: Weeks from slab laying to handing over of keys-double story 26Apr 15, 2009 9:08 pm Ours says 300 days and it will take even longer than that. We are already up to 9 months and have HEAPS of work to go. Everyone I know who's built with our builder has also taken a long long time - well over the specified time. We are very frustrated and very angry. Re: Weeks from slab laying to handing over of keys-double story 28Apr 15, 2009 9:38 pm oztish Ours says 300 days and it will take even longer than that. I noticed that you used Kev (we will be getting an inspector as well). Do you find that most of the delays arose from issues you brought to the builder's attention after receiving the inspection report? Really hope things start moving along faster for you! Re: Weeks from slab laying to handing over of keys-double story 29Apr 15, 2009 11:52 pm well for our single story, from slab to keys it has been 8 months!!!!! based on a total of 6.5 months in the contract. Well, I think you know some of the story there. our neighbours had their slab down before us (about June last year) and they still don't have their plaster up, so not sure what's happening there (nothing obviously). I know you want good news and happy stories, but don't get your hopes up just yet anthea Re: Weeks from slab laying to handing over of keys-double story 30Apr 21, 2009 1:07 am Quote: Our contract states 285 days as well but were were estimated less than seven months. for our single story it is in the contract that it will be 240 days. 417 days later & still counting. Handover was due tomorrow but they have cancelled coz nothing on the list from pci has been done, even though that was a month ago. when i pointed out that clearly they had broken contract they audacity to tell me the contract is a guide only!!! Well hey thats fine I'll take it as a guide & instead of paying all the money i'll just pay what i feel like. Re: Weeks from slab laying to handing over of keys-double story 31Apr 21, 2009 6:42 am We were told 32 weeks for our 40 q 2 story home. i dont know how many days that is though John, Tarin and the Kids Built and moving in to the Regent Grande with Masterton homes http://thebrownsaremovingtothecountry.blogspot.com Re: Weeks from slab laying to handing over of keys-double story 32Apr 21, 2009 10:28 am Our contract is for 240 days. Ours is a 38 sq double story. Our builder thinks we should be in on time but after reading all these stories I am not so sure. The house is up to lock up stage this week and we have 3 months left on the contract. I am hoping Re: Weeks from slab laying to handing over of keys-double story 33Apr 21, 2009 4:38 pm We have just signed our contract (for a 43sq house) and in it, it was actually changed from 285 to 365 days. Honestly, I don't mind, I would rather prepare myself for a longer build than getting stressed when things don't happen as quickly as expected. Saying that we were told it should be completed closer to the 285 days and even before. I don't think you have anything to worry about in terms of completion We bought land in Tallawong Schofields NSW size 30m X 12.5m and planning to get double story house build around 350 sqm. We are thinking about having premium inclusions… 0 4098 Hey There. No problems re jumping in. My original question was "should I have waterproofed" the concrete slab before putting batons down. We have been told we should… 7 4329 The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn.
