Is that 285 calender days or 285 weekdays? It's sounds a bit high. Are yoou building anythign unusual like a heavily sloping block, full brick or suspended concrete slabs on each floor? If not, 9.5 months is a very long time. Also, are raindays and public holidays on top of this? Its 285 calanedar days in total...or more like the contract will state the dreaded "UP TO 285 days"... Being new to the building game...what is the average estimated time for a 41sq double story? Thsi estimate was given prior to quotation, site costs etc or perhaps the builder is giving us the worse case scenario? Is that time frame from signing the contract to moving in? We signed up with HH 7 months ago and our plans haven,t even gone into council yet!! It,s just so frustrating....I really think that had we known that it was going to take this long that we would have bought something already established. We are building a 36 square double storey home....all very straight forward and we haven,t made any major changes to the original plan at all,so we have no idea what the hold up is? They keep assuring us that even if council take 3 months to pass our plans that we will still be in by Christmas!! 17 months .....we could have built one ourselves in that time! My contract is roughly 150 days from the time site works start to completion on a 45 sq home. This didn't include the xmas shutdown period either. This is for a single storey home - not sure how many squares but I think no more than 30. So to add on an extra 45 days for an extra storey and 15 more squares sounds about right. Obviously there are stages that simply can't be sped up (e.g. slab curing), but I reckon we'd be amazed at how many man hours it actually takes to build. I've seen work be non-existent on my site for several weeks, but they builders are still confident they will finish on time. Every time I found any issue, everything was stopped in its tracks and taken at least 3 weeks to get going again. For example the first time I found an issue was when plasterers were meant to start the day after. After the delay to fix the issue, plasterers started 4 weeks after the original date. The issue itself would have taken a day or two to fix, but by the time you get the builder to agree it's an issue, and by the time they are able to get the relevant trades back in, it takes time. I found another issue just before the painters were meant to start, and that took another 3 weeks to resolve, as first the carpenter was required back and then the plasterers. In our contract it says if it rains for X days, it requires X days to dry...I can accept that before the roof is on, if all external works are done and only internal stuffs left, what's that got to do with internal plumbing, timber or paining work?? make sure you check yours carefully.... So poor owners like us never win.... I used to count the raining days in the first 2 months, but I gave up after that..... We freaked out and they are going to query the buider. The salesman siad that NB suggests a build time of 305 days in addition to rain and other delays. 285 days.... we wish. 305 days ????? that is unbelievable ! I think NBG is just trying to cover themselves by stating such timelines i.e. they have an excellent chance of completing a house in 305 days rather than stating 200 days and then going over it and having to pay compensation? I dont know..this is bad...seriosuly...in 305 days the eureka could be built On another note, congrats on the signing! We paid the balance 2k on saturday and are waiting for our contracts....we went by Formul@ Homes...and the sales rep just totally put us off...he kept dissing other builders who used the waffle pod inclduing po*ter d@vis (cause FH doesnt use them...like the fox & sour grapes aesop fable).. and worse still, he totally changed the prices he quoted to my husband on Tuesday!!! Last but not least, FH refused to give us the breakdown of prices he wrote for us...it seems all very shady to me...obviously his word isnt his bond hence the reason for not wanting to give us the prices he was quoting for heating etc in writing...and if that wasnt the last straw, he took a smoke break while talking to us and we were only there for 15mins tops !!! I know builders tend to give the same probs generally...but everytime we look at other houses and then come back to the buckingham, we feel like we're coming home...LOL...so the buckingham is the house for us... P.S. what facade are you going with? we're going with the caulfield...NBG also gave us a list of buckinghams built and we drove by and saw a couple at the frame stage and a couple more that had been completed...and we really liked what we saw.... It's funny, if I had have been told 285 days up front, then I would have thought "Now, that's a bit long isn't it?", but now I'm thinking "Wow, that's great!". The customer relations officer is on it she assures me. I think we went with the brighton facade for the eaves and as much as I adored the long thin windows on some of the facades - it would have looked a bit dicky with the spa bath at the front.
