They left the bricks that are to be rendered as uncleaned and these are all on the facade so the bricks look a bit messy at the front at the moment but will be good once its rendered. The SS checked out why the facade bricks were high and it turns out that the brick pillar supporting the balcony was a couple rows to high and this is the measurement the brickys took when the did the height for the balcony. This line continues accross the front of the house and this is why the facade is 2 courses of bricks to high. Had the pre plaster inspection and there were some minor issues that need fixing. A few walls that need to be straightened as they are out of plumb by a fair bit. The long window needs some more support as it is 3 meters long and if they are over 2.4(or 2.7m) they need extra support. There is also no gap between the sliding door and the bricks which means as the frame settles the sliding door frame will buckle and get stuck. They also need to tie/brace the roof trusses to the frame in 3 spots or else in a big wind the roof will blow away. Hopefully they do all this before the plaster goes in else no one will ever see it... until the roof blows away!!! Its been a long time between updates, in fact about 10 weeks. I even thought about giving up posting anything at all as things have not gone totally to plan with my build. After some consideration I figured this would at least serve as a sort of history of my build, the good, the bad, and the ugly so here I am again. Not sure where to start but here goes. After we got the lockup invoice just before Christmas, which we paid in good faith even though we had no garage or alfresco roof, not a whole lot got done over Christmas and the new year. This was sort of expected even though I know not all tradies have major breaks at this time. I was hoping that some of our tradies (i.e. The Framers) were going to finish the roof and do the frame fix ups but it was not the case. There was some progress internally around the end of January but there were still some issues with some parts of the frame that didn't pass inspection so this held up the other parts of the build from moving forward. So its now been 10 weeks since "Lockup" and we still have not got a garage or alfresco roof. Needless to say that has now cost us over $2000+ paid in lockup interest payments alone (this is not counting the payments we are already making for the other stages) to the bank for something that is still not completed. I know it is my fault and I should never of paid until this work was done but never having built before, I didn't want to cause any "problems" with having our build stall or being hit with late interest payments. It was explained to me that the garage and alfresco roof could not be completed until the scaffold came down so I understood that it couldn't be completed in line with the rest of the house. Once the scaffold came down it was only a few weeks for them to get it all back inline with the rest of the building stage. This has so far not happened. Last week almost all the plaster, doors, and some cabinets and draws were done as well as the stairs. Very happy with this as internally, things seem to be moving steadily ahead. Unfortunately, issues with the frame have prevented all the plaster from being completed inside the house. There are also issues with architraves not lining up with walls. Once again, due to framing issues. I was however, sent the Fixing invoice. When the fixing invoice arrived I looked at my house and what was completed. Fixing invoice is 90% of the payment of the house. Looking at my house in its current state there was no way that 90% of the house was completed (Externally, it looks the same as it did in week15 and that is why I haven't bothered with updating photos and posting). After a few stressful nights I decided that at this point, It was time for me to draw a line in the sand. I rang both the SS and my CSA. Both were very helpful with my situation. My SS explained all the issues with the build and that things were moving ahead as best as they could. This was really good for me to know as I would hate for him to have just hidden them or moved the build ahead and covered the issues up. Better to get it done correctly and wait than to rush ahead or hide them and have major issues down the track or when I move it. My CSA was nothing short of flat out "Awesome". She understood that the current fixing invoice should of never been sent and has sorted everything out with management to have it held off until the fixing has been fully checked off as complete. She explained that as specific points in the building process were completed, it would automatically trigger the next stages invoice. This would happen even if not all the other parts of the stage were complete (dam computers!!! ). Wish I had of known how the billing process works and what my rights were before all this but you live and learn. This experience should also serve as example for others who are in the process of building or about to commence. Basically, if the stage is not fully complete then you are well within your rights to not pay the invoice no matter what the "computer" says. Just call your CSA and tell them your issues as to why the stage is not complete. Now that its all moving ahead I'm looking forward to updating this thread with some "completed" photos soon . With the time its taken to get to this stage I can only assume that my build is going to be one of the best builds around. As there was so much rain this week I thought that there would still be issues with getting the garage and alfresco started. When I arrived at the block I could see that there was still no work started on the garage and alfresco. I am not able to get inside to check any other progress but it still looked like the frame issues are not completed yet as the plaster for these parts has still not been applied. We did see a guy who looked like he was doing the sanding for the plastered areas that are up so at least there is still internal work going on. All in all not much major progress due to the massive amounts of rain this week. Some concerns still about when it will ready for us to move in. Back in December we were given an approx time of March for the house to be ready. Looking like minimum time of May now. Finances are starting to be a real concern and it looks like we will surely run out of money as worst case we had was April ("...because most builds are always completed well before time.."). Bank has failed us and the excess money we asked to borrow back in September and be put through in case the build went the distance or over has hit "red tape". They will not be giving us the cover loan we had approved in case the build was looking like it would go overtime. The reason we were given was that we will have fully draw 100% of the construction loan before we get any other money. Totally dumbfounded over this logic...seriously... if I could draw 100% of the freaking construction loan don't you think I freaking would... (i.e. my place would be finished and I'd be picking up the dam keys). In hindsight, I should of never trusted that this money would come through and I should of kept the money we might need separate even if it was going to cost us more in interest payments. Putting that emergency money in to offset the loan and get it back in case we might need it at a later date was a mistake even though we were assured it would be perfectly fine to do this. My missus is really starting to stress now and we are looking like we will have to go storage and caravan park or something... I'm really trying to avoid this as it seems insane that we would have to resort to this now at this late stage of building. Even the best laid plans can come unstuck it seems...???
