Browse Forums Building A New House 1 Oct 25, 2011 10:49 pm Hi guys, I've recently purchased a 650sqm corner block of land with about 17m of true frontage. The block settles in 3 months and I figure now is a good time to get my plans drafted. I have my own builder who is a family member. This will be my first build. I do not have a creative bone in my body, I've been going around to some display homes to get an idea of what I want. I know what I want in the home (functionality and room wise), but should I go to an architect or draftsman to give it that creative flair and nice layout? I'm after a contemporary/modern design and I'd rather spend the extra 10 grand in the design phase, to get something I truly love, rather than cut costs and get something I really hate. The home will be about 30-40sq, my budget is about 300k construction (mostly at cost price, family member builder and tradesmen). Any tips/feedback/suggestions would be most appreciated! Any good contacts for architects/designers etc. would be great! Thanks! I would suggest you do your own research on the person/company you choose to use, but from my experience, I personally would go with a designer every time (this is only from seeing the results of both in the building industry, as well as knowing people in both areas who admit to this ). Most designers have tafe/college or on-the-job/hands on experience, architects have a uni degree which gives great theory experience but not always the practical experience (the usual case with uni degrees). Every architect-designed plan that has come through builders I work for has needed correcting, as they put in great architectural features and creativity but the actual structural/practical side of things doesn't work - it sometimes gets picked up before construction, and sometimes not until during construction when things then need to be pulled down to correct the issue (I'm talking rooflines that don't work etc). Obviously there would be architects out there that are different to that, I've just not come across them yet Interestingly, not sure about your area but I'm not aware of any builders in Perth that employ architects to design their homes, they all have designers (even in the $1M+ housing range) - perhaps that also says something?
