Browse Forums Building A New House 1 Oct 21, 2011 5:13 pm So finally after having our block for 3.5 years we can start building. We have never buit be fore and are looking at this plan throught statesmane homes in SA. http://www.statesman-homes.com.au/homed ... elaide.htm The changes we are making are a wall between the games and the meals with doulbe sliding doors, door to study. alfresco doors from meals, halving the dining area and making it into a bigger pantry for the kitchen (excisting panty will go to make room for big fridge) and a store room on the other side if that makes sense:) We are also making the main bathroom a 3 way one. Would love you opinions on what you would change too please incase we have over looked something:) Thankyou:) Re: What would you change to our plan? 2Oct 21, 2011 5:23 pm Wide house.. like mine Problems with wide houses is the sunlight has problems getting to the middle. So i've rectified a bit of that by installing skylights. Won't be much of the dining room left once you cut it in half for the WIP. I couldn't find a linen cupboard anywhere. You may need to add one in the laundry, it seems they have left just enough room to charge you for the upgrade to include one. Re: What would you change to our plan? 5Oct 21, 2011 7:48 pm I think that small section backing onto the en-suite shower is a linen cupboard. However you have ample room in the laundry to install cabinetry (either pre or post build) should you need it I think that the bigger pantry idea is fab, if you're happy with just having a meals area and no formal dining I'd go for it! Personally I think the pantry is a better trade off! On our floorplan that box with a cross through is actually a shower... but then I realised it can't be on babysaurs' plan, since there are two showers right next to it Re: What would you change to our plan? 10Oct 22, 2011 12:22 pm I'd put the sink at the window - use the long bench for serving food. Not sure what you mean by 3 way bathroom - sep bath, sep shower ? good idea. We don't have a formal dining area or an alfresco area. Hope those bedrooms don't face west or you have eaves - none shown on plan. Re: What would you change to our plan? 11Oct 22, 2011 1:53 pm If this is a masonry block home make sure you have nice big eaves so the direct sun isn't hitting the bedroom or living room walls. It will heat up very quickly otherwise. If it was my house I'd probably steal a little bit of space from the study to create a bigger WIR for the master bedroom! And I agree to check you have a natural life reaching the centre of the house, especially the family room. Make sure there are lots of windows in that main area, or add a skylight. If it was my house I'd probably steal a little bit of space from the study to create a bigger WIR for the master bedroom! I thought the WIR needed to be bigger, too, especially with a dead corner in it. Tho there is wall space in the bedroom near the ensuite for a cupboard. Or push the WIR space out to the front of the house level with the study, run the study (wide and thinnish) along the front of the house and take space off the study to have a walk in robe area behind the bed. Could push the bed wall up towards the ensuite a bit. All this would alter the roofline and facade. Re: What would you change to our plan? 13Oct 22, 2011 7:46 pm wertmezer I think when the storeroom is at the other side of the WIP, there will be lots of storage anyway! I forgot about the store room. You can't have too much storage. We have a store room, WIL and a normal linen cupboard. Lots of storage. Re: What would you change to our plan? 14Oct 24, 2011 11:55 am Thankyou for you ideas every one:) There is a linen cupborad behine the shower in the ensuit but there will be one when there is a 3 way bathroom anyway so will remove that a make the shower bigger. (by 2 way bathroom i mean sep tiolet bath/shower and sink areas:) We will extrand the WIR to min bedroom out more to the fron too mak it bigger. We will be putting cupboards etc in the laundry too:) Hubby wants the sink where it is so we can put those opening windows in the kitchen so when entertaing you can just pass food etc through if that makes sense? The block is south facing and we will build our own entertaining area along side of the kitche meals ect. Our Block is 898msq so is is a little room left over. We are thinking to have the bedroom east facing and the entertaining area on the west although th oly prob with that is neighbours on west side putting pool right there! Whats a masonry block home? Are skylights much to put in? 5 6834 Bought in Nov 21 at the height of the market (classic). Good area, atrocious floor plan.
