Browse Forums Building A New House 1 Oct 21, 2011 10:10 am Went past my property yesterday and noticed the builder had the eaves on one side of the unit (the side overhanging the second unit) shortened to the point its almost flush with the wall...I questioned the builder about it and he said to achieve a proper fire rating you cant have an eaving overhanging the second unit. Is this correct?? Ive seen other duplex units with overhanging eaves. Isnt it a matter of just ensuring the eaves or eaves lining are fireproof? All my townplanning designs and working drawings show the full width eaves, i believe about 450mm. Is my builder just trying to take short cuts? See image below of what it should look like..Ive circled the section that has now been shortened. Any feedback or advice will be appreciated. An overhanging eave would mean a little more treated pine to catch fire. Eave sheet itself has a fire rating of 0. Ignition index of 0. spread of flame index of 0, heat evolved index of 0. smoke developed index of 0-1. IT DOES NOT BURN. Its fibre cement. If the council has approved the overhang, then the fire rating has been achieved though. So you have a case. But personally, I would ask myself if it really mattered. Without seeing the actual job its hard for me to have an opinion, but from your description, I would probably say it might even look better (more balanced?) with flush eaves. But thats just me. I know when building my house there were some choices we made that when we saw in the flesh initially we HATED. Surely your approving council / regulatory body would know - and wouldn't they have to sign off on any alterations to the exterior? As well as yourself having to sign off on the alterations as well? I have called the council several times today and yet to get a response....As for signing off on the alterations, thats another story all together..Builder has already made some significant changes without our consent or knowledge so we are in the process of getting those rectified. Its not that it looks bad I guess there a couple of factors...We were never advised of the change and my major concern is that the approved plans have now been altered and I dont want to be chased by the council for amendments to the plan. This sounds like the underlying problem, lack of communication. I would have a serious chat with the builder about this.
