I found the majority of builders quoted in squares, the majority were 10K and up-to 15K or above for the more luxury builders. I'm counting custom as you have had the design drawn up or you have made a lot of modifications to an otherwise pre-planned house. And a volume built house means you have started with a base design from a larger builder. There is a great online site that can convert the British squares to square metres: http://www.convert-me.com/en/convert/area Here's a rough idea of metres squared if it helps: 20 squares is 185 square metres 25 squares is 232.3 square metres 30 squares is 278 square metres Any feedback is welcome! This is just to satisfy my curiosity, or to confirm if I'm paying too much . I'm fairly confident my price was fair. Just curious if its normal to build for that price for square, or close to it So far the results appear to be no. But the newer packages from the volume builders appear to be approaching that price, before the eaves/any customizations are added. It would be interesting to see the inclusions or if it was a good job. A few of the upgrades included 2 metre garage extension, upgraded carpets, upgraded oven, upgraded stone, cavity sliders added, entertainer doors to rear, 18kw aircon with upgraded heater, big front door, vinyl wrap gloss...funnily enough our extras which made our contract 17 pages long only come to 35k. A larger garage sounds like a good idea, so does the better heating / air-conditioning. Yeah, it included a H-D Slab, also Boral Pearl Grey Velour bricks and Traditional profile tiles. We were pretty impressed lol and we only broke budget by 3k. I would not say per square is an accurate measure, my builder had to sit down and calculate the kitchen/bathroom/garage areas et cetera before providing a real quote However when I was at the HIA home ideas show, I approached multiple builders and two quoted 10K per square, and the others 15K or more per square. So it does give you an idea of how much builders vary, the 15K builders were boutique / luxury builders. The poll completely ignores the inclusions, however it was triggered by the valuers advising I could have built for $8300/square. I've determined that this is now possible, if I chose a home that was not shaped correctly for the land, removed a few inclusions and completely changed builder The other thing to take into account is per-square varies on single/double storey.
