Re: Greenvale Gardens, Greenvale VIC - Boutique Homes 122Apr 02, 2014 9:17 am Hi Guys, First time poster here and wondering if anyone can answer a couple of questions about Greenvale gardens and the section 32 we've been provided with prior to signing a contract for a block of land. There is mention of contaminates on the land back in 2008 (letter at back) and a recommended course of action to remedy the contamination, but no mention of whether the remedial action was taken and whether soil samples taken since the remedial action have shown the contaminates to have reduced/disappeared etc. Just wondered if anyone else has asked the same question and already had an answer? I've lodged it with Australand, but not heard anything back yet. Also a more general question from my own curiosity, does anyone know if the lenders valuations of the blocks are coming back similar to what the vendor is selling them for? Just trying to anticipate what the bank is likely to say and how it might affect me getting finance or not. Thanks guys. I think from memory quite a few of other people's land valuation have too by a small amount or a large amount? Did you decide to continue even with the difference in valuation? Edit - Don't worry, I've read the whole thread and can see the average price was $10K under. Australand used Ace Fencing but apparently their workmanship wasn't too crash hot so I was hoping to get some input from people who have used another contractor in the estate. The only correct quote I have received was from D0n's Fencing in Sunshine who have terrible reviews on True Local. I think I have honestly sent out about 30 quote requests with 3 responses. Lets see if they stick to their word about starting it. It's a shame they wont commit to completing the entire thing at one time, but better than nothing I spose. How is your build going? Few things starting to take shape, we got trees planted in our street and a pathway from our street to the 'park' area now has been planted with grasses and trees and looks really good! Our build starts Monday so looking forward to it all kicking off! We went past out block last night at about 9! Late night I the office and there was 2 different groups of guys just stuffing around in different sections all with their cars. I mean not a problem at the moment as we only have land but could see these Guys causing trouble as more houses start being built? Is there security in the estate or the police should be doing a nightly drive by to keep an eye on them... I am sure I have seen them and they're definitely doing the Aitken estate which doesnt even have any houses being started! Has anyone had issues getting Opticomm connected? I have just phoned them and they couldnt even find our address on their database so they need to do this before they'll be able to connect us. I've got a funny feeling we might be without internet for while! Re: Greenvale Gardens, Greenvale VIC - Boutique Homes 136May 08, 2014 5:24 pm We had similar issues in the estate when we built back in 2012 but back then they had onsite security dedicated to the estate. there was an isssue where copper wire from the electrical substations was stolen so thats why they bought in the security not to protect the land owners but to protect the substations. as for Opticom we also had the same problem with the address not in their system. Being married and both of us working in city confusing me in decidind the area we want to built our 1st house. My wife does not drive at this stage, neither she is willing to. So nearby Public Transport would be a good advantage. I am willing to spend between 450k-500k, land requirement 400sqm-500sqm. Please feel free to share your thoughts. You have to walk a fair way to get on a bus or the closest station is about 8 min drive away. In the future they are proposing a bus route but no idea how long away that is. Other than that your budget seems reasonable to get what you are looking for.
